Bed and Breakfasts: Bed And Breakfast In The New Town


We are located on the first floor in a private stairwell on India Street.

The accommodation comprises of two rooms both with double king size beds, which can be split should you prefer single beds, both rooms have there own shower rooms.

This is a great location from which to start exploring Edinburgh. It is just a short walk to Princes Street, which is packed with great shops, cafes, restaurants, and department stores. Edinburgh Castle and it's gardens are also within a couple of minutes walk, and provides a beautiful backdrop for the famous Military Tattoo.

The accommodation has the added bonus of offering easy access to Edinburgh Airport and major road and rail networks. As Waverley Railway Station and St. Andrew Square Bus Station are both in the city center, and approximately 3/4 a miles walk away. The Edinburgh International Conference Centre is also easily reached by foot or a short taxi-ride from the Edinburgh B&B.

About the location (New Town, Edinburgh)


Edinburgh's New Town is not that new. Built in the mid-to-late 18th Century, in response to overcrowding in what is now known as the Old Town, Edinburgh's New Town is a marvel of urban planning, combining elegant architecture with spacious and comfortable housing. New Town buildings are typically of a neo-classical style sometimes even with grandiose, graecian pillars outside and tall ceilings and decorative friezes and trimmings inside.

Stockbridge has something of a village atmosphere about it, although it is only a ten minute walk from Edinburgh city centre. Stockbridge is to the North edge of the Edinburgh New Town and it melds into Inverleith to the North and West. It is alongside the Water of Leith one of the main rivers running through Edinburgh. Sleepy Dean Village is a 15 minute walk away along the riverside.

Bed and Breakfast Cancellation Policy -

We will always do our utmost to re-let the rooms. However if we cannot re-let, then one night will be charged for cancellation within one month of arrival then the full charge will be due if cancellation is within 7 days of arrival, (less any revenue from re-letting). Please note a 14 day cancellation period is in force during the month of August and special events such as Hogmanay, Bank Holiday weekends, Rugby Internationals, Royal Highland Show and the Edinburgh International Festivals etc. In the event of a no-show, shortened stay or cancellation within 7 days the booking will be charged in full. Should you wish to cancel a confirmed reservation we require notification in writing or alternatively by phoning the guest house and obtaining a cancellation number. If a deposit has been taken a 5 admin fee will be charged. We do recommend you take out travel insurance just in case you have to cancel due to unavoidable circumstances.
