About this accommodation.

This beautiful Bed and Breakfast is based in a wonderful residential suburb of Edinburgh, just a 10 minute bus ride or 25 - 30 minute walk to Princes Street and Edinburgh Castle.

The house has 3 gorgeous bedrooms, all furnished with genuine antiques, Persian rugs and wonderful deep sprung mattresses ensuring a peaceful deep night's sleep.

This is a family home with 3 young children, who can be noisy in the mornings so ideally suited to those who want to experience life in a Scottish household and want a lovely immaculately clean room and really friendly hosts.

We look forward to welcoming you to Edinburgh.


The Accommodation comprises:

Luxury Suite Double - this stunning huge bedroom comes with lovely views and features a king size sleigh bed & large en-suite bathroom with roll top bath, drench shower and 2 sinks. Complimentary sherry & fresh coffee is provided in the room.

Superior Double - this is a lovely big double room with bathroom just across hall and shared with only one other room. Complimentary sherry, tea and fresh coffee are provided in the room.

Family Room - this huge room features a king size sleigh bed and 2 single day beds. There is a large en-suite with bath and shower and two sinks. An additional Z-bed suitable for child can also be hired.

There is free Wi-Fi included.


About the location.

There are lots of fabulous restaurants close by plus wonderful shops.

Parking is free all weekend and is free from 5.30pm to 8.30am each week day. There is completely free parking all week just 400 metres from the B&B.

Terms.

PAYMENT
Please note that immediately after confirming your booking, 50% of the remaining balance is payable immediately directly to the property managers.

The remaining balance is payable 6 weeks prior to arrival or immediately if within this period.

SECURITY DEPOSIT
A security deposit of £200 or 50% of the total value of the booking (whichever is higher) is pre-authorised against your credit or debit card.

CANCELLATION
Should you have to cancel your booking for any reason, please note that any monies paid to date are non-refundable. We do advise all of our guests to take some form of travel or holiday insurance to cover your trip, just in case a cancellation does occur.

The apartment has one set of keys. Extra sets can usually be made available for a small charge.

All credit card payments are subject to a 2.5% charge.
Debit cards are exempt from this charge.
