3 Private parking spaces can also be booked, priced at £10 per vehicle per night.

There is a dining room located on the ground floor which has seating and tables for up to 28 guests. This dining room is also the company office and there are 2 computer work-stations which are manned by company staff during office opening hours, 0730hrs - 1800hrs Monday to Thursday, 0730hrs - 2000hrs on Fridays and 0800hrs - 1700hrs at weekends. Staff are of course available for guests should they require any assistance during office hours, however guests are welcome to use the dining room during for breakfast and dinner as required.
There is also a kitchen located on the ground floor. This is available for use by guests for breakfast and dinner. 2 members of staff live on the premises on the ground floor and also have use of the kitchen. The kitchen is complete with all crockery, cutlery, glassware, cookware, etc
About the location (Merchiston, Edinburgh)
The house is situated in the lovely residential area of Merchiston, an easy 20 minute walk or 7 minutes in a taxi or by bus from Princes Street and the City Centre attractions. The bus stop is 20 metres from the front door. Merchiston is a district of Edinburgh that is home to a number of restaurants, bars, hotels and theatres, all within a few short minutes walk. With Edinburgh Castle dominating the local skyline, Edinburgh Caledonian Townhouse really couldn't be more convenient for visitors wanting to fully experience Edinburgh at its historic and vibrant best.
However, should you wish for a change of pace, we are only 100 metres from the old Union Canal, a much loved relic from Scotland's proud industrial past and now a haven for wildlife. You can walk, jog or cycle along the banks of the canal for miles or even take a ride on a traditional longboat.
PAYMENT Please note that immediately after confirming your booking, 50% of the remaining balance is payable immediately directly to the property managers.
The remaining balance is payable 6 weeks prior to arrival or immediately if within this period.
SECURITY DEPOSIT Please note that a Security Deposit is required before the property host will provide you with the key safe code to your apartment.
Upon your arrival, please visit the property host's office (address will be provided after confirmation) to pay the security deposit via chip and pin. The security deposit required is 50% of your total booking or up to a maximum of £500. Once the apartment has been checked providing nothing is damaged, the security deposit will be refunded back onto the card and this can take up to 10 business days to return to your account (however some banks may vary).
Charges to the security deposit will only be made in the event of apartments not being left by guests as required as per Check Out requirements and the Host's Terms & Conditions, loss or damage to the apartment, rubbish and empties being left in the apartment or disturbance reported by any neighbours.
PLEASE NOTE that if fire extinguishers are found to have been released without due reason by guests during their stay, a penalty of £175 per fire extinguisher will be AUTOMATICALLY DEDUCTED from your security deposit.
Please also note that guests who smoke in the apartment will also be charged £200.
CANCELLATION Should you have to cancel your booking for any reason, please note that any monies paid to date are non-refundable. We do advise all of our guests to take some form of travel or holiday insurance to cover your trip, just in case a cancellation does occur.
The property has one set of keys per guest room.
All credit card payments are subject to a 2.5% charge. Debit cards are exempt from this charge.
