This large apartment is situated in Tollcross, immediately beside the Meadows in the centre of Edinburgh. The flat is ideally located for all Edinburghs city centre has to offer this summer.
The property is within a traditional tenemant built over 100 years ago. The flat benefits from high ceilings and impressive cornices. It has some solid wood floors, and some soft carpets.
The Accommodation comprises:
Bedroom 1:
This is the largest of all the bedrooms with an impressive bay window overlooking the whole street right down to the meadows, making this room glorious as the sun shines in during the day. The room has a wardrobe, chest of drawers, desk and a double bed.
Bedroom 2:
This front facing room is a bright and airy space it also benefits from a traditional window and intricate cornice work. Furnishings include, single bed, chest of drawers, wardrobe and desk.
Bedroom 3:
This bedroom has the same outlook to the front of the property, which overlooks the beautiful wide street below. This cozy room also has a single bed and chest of drawers.
Bedroom 4:
This bedroom is very similar in size and shape to the others along the front of the flat. But it overlooks the wonderful gardens at the back of the property. It has a single bed and desk/drawers/wardrobe etc
Bedroom 5:
This bedroom is the second largest bedroom in the flat and has a double bed and desk, and large wardrobe and drawers. It looks out the back of the property onto lush green communal gardens.
Living area:
This bright kitchen/living room/dining area is a nice place to relax after a hard day enjoying all Edinburgh has to offer. The soft-carpeted floor makes this room a comfortable place to relax. The room has two leather sofas and a wide screen TV and DVD. The view is to the communal garden, which is sunny and well maintained. The room also has a dining table and chairs.
Kitchen:
The kitchen comprises of a fully fitted kitchen with large integrated fridge/freezer, large range cooker with rotisserie grill and all the crockery, cutlery and cooking pots etc youll need with ample cupboard space.
Bathroom:
This compact stylish room has a walk in a shower, basin and toilet. Tiled with mosaics and a large mirror.
Hall:
The spacious hall has a large cupboard, which houses the washing machine and boiler and has plenty of space for storage.
General:
This apartment benefits from gas central heating from high efficiency combination boiler. The property is bright and sunny due to the large windows, and there is also use of the communal garden at the rear if the property for barbeques or just relaxing.
The property sleeps 7 at present however our team is at hand to customize the flat to your specification from bedding, laundry to a few groceries prior to your visit. It could sleep a maximum of 12. Local amenities include: a mini-supermarket just over the road; on some major bus routes; a variety of local shops, cafes, restaurants & bars for everything you need. We are only a phone call away! We will leave you emergency numbers as well as giving you our 24hr contact number should you require it. The property is available throughout August until the 5th September. It is our aim to make your visit as comfortable as possible so we will endeavor to meet your needs where possible.
About the location.
The location is perfect to see Edinburghs historic center, situated at the north west corner of the Meadows. Although the flat is only a few minutes on foot to most of the city centers attractions, it is also just by some major bus routes if you wish to go further a field.

Terms.
50% of the remaining balance is payable within 7 days of date on invoice or by 14th April, whichever is latest.
The final 50% of the remaining balance plus £400 refundable damage deposit is payable at least one month before booking or by 1st of July, whichever is earliest.
Please note that whilst bed linen is provided, towels are not supplied by default. Towels can be provided by prior arrangement only and will incur a supplemental charge.
