16/4 Royal Circus is in a wonderful facade designed by the renowned Georgian architect Playfair in 1824. It is one of the most prestigious addresses in Edinburgh, close to the heart of the city and to cosmopolitan Stockbridge with fashionable shops, delicatessens.

The flat is a sophisticated pied a terre on the first floor with double glazing throughout and is exceptionally quiet.
It enjoys the traditional features of high ceilings, cornices and large windows but has been given a contemporary feel in its quality simple modern furnishings. Carpets are neutral and there is flexible electric heating and an imposing focal fireplace.
The large 22' drawing room has a dining area and tall window with a small cast iron balcony.
Access may be gained to the well-kept gardens of the circus.
The flat has two bedrooms. A double bedroom with 5'bed, built-in wardrobes and cupboard
And a small double bedroom with 4'bed and wardrobe.
The attractive kitchen, which leads off from the dining area, also has a large window, and comes with washing machine, fridge, freezer, oven and ceramic hob.
