About this accommodation.
This apartment is situated in the old town, in the centre of Edinburgh. The flat is ideally located for all Edinburgh's city centre has to offer this summer.
The property is within a traditional tenemant built over 100 years ago to be used as residences for doctors while working at the hospital. The flat benefits from high ceilings and impressive cornices. Due to its recent refurbishment it has solid wood floors, a neutral colour scheme throughout and is finished to a high standard.

Bedroom 1:
This is the largest of all the bedrooms with a rear facing window with outlook to the lovely gardens below; fine cornice work and it also has a grand original fire surround. The room has a wardrobe, chest of drawers, desk and double bed.
Bedroom 2:
This front facing room is a bright and airy space it also benefits from a traditional window, intricate cornice work and a big fire surround. Furnishings include, double bed, chest of drawers, wardrobe and desk.
Bedroom 3:
This bedroom has the same outlook to the front of the property which overlooks the beautiful architechture lining Clerk Street and below to the sunny piece of garden called St Patricks Square. This spacious room also has a double bed and chest of drawers.
Bedroom 4:
This bedroom is very similar in size and shape to the others along the front of the flat. It is he middle room and also benefits from lovely top flat views. Sit and watch the world go by beaneath you from the window bay.
Bedroom 5:
This bedroom has a double bed and desk, and large wardrobe and drawers. The same outlook through traditional sash windows and a large original fire surround.
Living area:
This bright kitchen/living room/dining area is a nice place to relax after a hard day enjoying all Edinburgh has to offer. The nicely tiled floor and neutral walls make this room a comfortable place. The room has 2 leather sofas and a widescreen TV and DVD player. The room houses a fold away dining table and chairs. And soft halogen downlighters, which create the perfect atmosphere as the night closes in.
Kitchen:
The kitchen comprises of a brand new fitted kitchen with large fridge/freezer, all the crockery, cutlery and cooking pots etc youll need and ample cupboard space.
Bathroom:
Contemporary styled suite. Tiled to a high specification, with German designed suite and corner walk in shower.
Hall:
The lengthy spacious hall has ample storage space and good lighting.
General:
This apartment benefits from gas central heating from high efficiency combination boiler. The property is bright and sunny due to the large windows, and there is also use of the communal garden at the rear if the property for barbeques or just relaxing.
The property sleeps 10 at present however our team is at hand to customize the flat to your specification from bedding, laundry to a few groceries prior to your visit. It could sleep a maximum of 12. Local amenities include: a mini-supermarket just over the road; on some major bus routes; a variety of local shops, cafes, restaurants & bars for everything you need. We are only a phone call away! The property is available throughout the summer until the 5th September.

About the location.
The location is perfect to see Edinburghs historic center, backing on to the east side of the Meadows. Although the flat is only a few minutes on foot to most of the city centers attractions, it is also on some major bus routes if you wish to go further a field.

Terms.
50% of the remaining balance is payable within 7 days of date on invoice or by 14th April, whichever is latest.
The final 50% of the remaining balance plus £400 refundable damage deposit is payable at least one month before booking or by 1st of July, whichever is earliest.
Please note that whilst bed linen is provided, towels are not supplied by default. Towels can be provided by prior arrangement only and will incur a supplemental charge.
