This duplex flat over 2 floors is part of a new courtyard development in a central location just off the London Road.
The accommodation comprises a ground floor with 1 double/1 twin bedroom, bathroom with showerroom and storage cupboard. On the first floor there is a lounge, a dining area, fitted kitchen, a single bedroom and a bathroom. The accommodation is heated by gas central heating and the radiators are fitted with thermostatic controls.

About the location.
Shopping - In terms of shopping, Meadowbank Retail Park is across London Road, the St James Centre is only 10 minutes walk from the house and has numerous shops including John Lewis. A further few minutes walk will take you to Princes Street and Waverley market. No shortage of shops if you want to shop 'til you drop.
Entertainment - The Playhouse is a 10 minute walk away with a variety of shows. In general, Edinburgh has a number of theatres all within reasonable travelling distance of the flat. Next door to the theatre is a relatively new multi-screen cinema. Dining Out - Numerous restaurants are located within a 10 minutes walk including Chinese, (5mins) Indian, Italian, French etc. There are also various bars that provide food at reasonable costs and the complex that houses the multi-screen cinema also offers superb restaurant and pub facilities. LEITH STREET is popular.
Culture - There are a number of art galleries, many with specific exhibitions, within easy travelling distance of the house. The Scottish Museum in Chamber Street is a short bus ride away and the site for the new Scottish Parliament building at the foot of the Royal Mile is within 5 minutes walking distance.
Parking - There is a private courtyard and you can park just outside the door.
Directions - From the railway station it is a 7min taxis ride. Directions - From the A1 coming into Edinburgh turn left at the traffic lights just after the Meadowbank retail park. From the town centre, at the end of Princes St follow the road directly east through Waterloo Place and Regent Road, turn right at the 3rd set of traffic lights at the green building called the Arc.
