    Spacious 4 bedroom property in one of the most sought-after in the City Centre.

    The surrounding area is a hive of activity with a number of shops, bars, restaurants and festival venues only minutes away. Princes Street and Waverley Train Station are both within walking distance and excellent transport links are available.

    Please note that the Lead Guest must be over 18 years of age.

    All beds come with a mattress protector fitted as standard (and no other bedding).
    If guests require bedding/towels etc. we can order basic bedding sets on the guests' behalf from an outside company for an additional cost.
    Basic sets costs 60 for the first set plus 45 for each additional set - comprising double duvet, 2 pillows, linen and 2 towels.
    If a second set of linen/towels is required for a changeover, each set costs 28 for the first set plus 22 for any additional sets comprising duvet cover, 2 pillow cases and two towels.
    Alternatively, tenants are welcome to provide their own bedding, linen and towels.

    The full rental amount must be received no later than 15/06/18. If payment is not received in full by this date then the landlord/agents reserve the right to treat the booking as cancelled. In this case, cancellation charges as set out in the clause "Cancellation by you" will be applicable. Bookings received 6 weeks or less before the booking arrival date must be paid in full at the time of booking.

    Acceptable methods of payments are bank transfer, debit card (UK only) & cheque (UK only).
    Please note that we do not accept payment of the balance by credit card/AMEX.

    The Guests may cancel their booking at any time. Cancellation must be communicated to the landlord/agents in writing and takes effect from the date received. In the event of cancellation then the following charges become applicable:

    Less than 4 weeks prior to arrival date - 100% of remaining balance
    Between 4-6 weeks prior to arrival date - 75% of remaining balance
    Between 6-8 weeks prior to arrival date - 50% of remaining balance
    Cancellations made by the Guests after the deposit has been paid will incur a cancellation charge of 198 (165 + VAT).

    It is extremely unlikely that any changes will be made to your property rental. However, unforeseeable changes may be required therefore the landlord/agents reserve the right to do so at any time. Most of these changes would be minor and the Guests would be advised as soon as they may be applicable. If the landlord/agents are forced to cancel the property rental because of "Force Majeure" or for any reason that makes the property unfit for rental, the Guests will have the choice of either allowing the landlord/agents to try to locate a suitable alternative property on the Guests behalf or of cancelling the booking and accepting a full refund of all monies paid.

    Please note that the landlords/agents are not liable for any consequential loss or incidental expenditure resulting from the cancellation of your holiday.

    This cannot be used to pay the rental amount. This will be refunded to you once the property has been checked after you vacate. Any damage/missing items/extensive cleaning will be charge to your deposit.
