A deluxe 4 bedroom duplex apartment offering great views across both the city of Edinburgh towards the Pentland Hills and across the Forth towards the Kingdom of Fife.

Guests can enjoy sitting in the tranquil Japanese style courtyard or take a walk along Edinburgh's waterfront, just on the doorstep!

The lower floor has 4 double bedrooms, 2 have en-suite with the master having a separate bath & shower, with twin sinks, the other 2 bedrooms share a bathroom with bath & overhead shower & also twin sinks. There is also a cupboard with washer dryer.
Master bedroom has double bed, bed 2 & 3 have zip & link beds (that make up to 6' wide) which can be made up as either double or twin rooms.
The upper floor has cloakroom (with WC & sink), open-plan living room/kitchen with breakfasting area & sliding partition to separate the dining area
There is secure underground parking.
There is an elevator servicing both floors of the property.

A fantastic choice for guests, with the desirable area of The Shore just minutes walk away and The Stylish Ocean Terminal shopping centre and The Royal Yacht Britannia. The Shore boasts some of the best restaurants in Edinburgh and a delightful array of cafes, shops and pubs.
The sheer scale and position of the stylish building, inspired by the elements of the natural world, gives rise to the birds-eye view of Edinburgh and the Fife coast. Including uninhibited views across Edinburgh Castle, Arthur's seat and other famous Edinburgh landmarks, plus the impressive panorama of the Forth Road Bridge and coastline of Fife.
The city centre is only a short bus or taxi ride away.

To reserve the apartment, a total non-refundable booking deposit of 25% is due upon booking, with the balance 42 days before arrival. If the booking is made within 6 weeks of the arrival date, the balance is due immediately.
A £200 or £250 security deposit is due with the balance. This is returned in full, 7 working days after the end of the stay, provided there are no breakages.
The initial booking deposit payment can be made by Credit or Debit Card. The remaining balance can be made by Credit or Debit Card, Bank Transfers or Cheques.
Please note that for the remaining balance, there is a 2.5% credit card or a 50p debit card charge. Bank Transfer - no charge for UK transactions. Non UK - please ensure any bank transfer fees at your end are added to the invoice amount plus a flat rate of £7.00 for the transaction fee from our bank. Cheque - we may not be able to accept cheques where the date of arrival is within 2 weeks.
The initial deposit is non-refundable.
Cancellation with 6 weeks till check in - the initial booking deposit and 5% of the balance are retained.
Cancellation with 4 weeks till check in - the initial booking deposit and 10% of the balance are retained.
Cancellation with 3 weeks till check in - the initial booking deposit and 40% of the balance are retained.
Cancellation with 2 weeks till check in - the initial booking deposit and 80% of the balance are retained.
Cancellation with 1 weeks till check in - the initial booking deposit and 100% of the balance are retained.
