About this accommodation.

Large 4-bedroom non-smoking Edinburgh flat 1 mile from City centre, close to all amenities, but set quietly in upmarket residential Murrayfield, boasting fantastic rooftop views over the City and hills beyond.

Our rates include all heating, light, water and other utilities. Walk into a gleaming flat with beds made up for your arrival, and a welcome pack. For the comfort of all our guests, the flat is only available to non-smokers and does not take pets.

Flexible rates especially for longer lets, please let us know your budget.

Sleeps up to 8 people (8th person in fold down bed). 4 bedrooms altogether.

The Accommodation comprises:

Upper Coltbridge is 100 years old, and has the original Victorian features, such as fireplaces and cornicing. The flat comprises 4 bedrooms: 2 doubles (1 with a king size bed), 1 single, and 1 twin rooms. Each room is beautifully decorated, and the whole flat has been recently furnished with solid wood and furniture. All the little details, like rugs next to the beds, reading lamps, and quality bedding, are there for our guests' comfort and enjoyment. If there is an extra person to stay, we can put in a fold down bed.

Inviting Lounge:

There is a lovely lounge with a 2-seater and a 3-seater leather sofas and tub chairs, as well as lamps to create a more intimate setting if required. An original open fireplace completes the look of this inviting room. There is a 32" wide digital TV with freeview box.

Home From Home Kitchen:

Guests will find a well set-up kitchen with the usual amenities: washer/dryer (and even a clothes pulley and clothes horse); microwave, fridge freezer, diswasher, oven, cooker and hood, are the big items. Other little touches complete this home from home kitchen, with details such as pretty mats and crockery sets. There is even a window seat with cushions for you to take a breather while cooking Sunday lunch!(We include a roasting pan etc to cook up a storm for a family to share!)

The Dining Room:

Serve your wonderful dinner in the dining room, with its original wooden floors and fireplace. A solid wood table seating up to 8 persons on comfy leather chairs is set up here.

Luxury Bathroom:

We have a lovely marble bathroom with a shower over it. Built by upmarket shop, Bubbles, the bath is a nice size for a delightful soak!

Master Bedroom:

Luxury bedding on king size bed with matching wenge wood bedroom furniture.

Double Bedroom:

Solid pine double bed with matching furniture. Luxury bedding.

Twin Room:

Two single beds with matching solid pine furniture and luxury bedding.

Single Room:

Single bed with matching solid wenge wood furniture and luxury bedding.

Outside:

A garden bench for you to sit and watch the world go by!

When you arrive, you will find lovely welcome to our flat. Fresh flowers and fruit, tea, coffee, milk, and something to snack on. Check out the fridge for goodies. Essential items for the bathroom and quality towels for your use. We are looking forward to welcoming you!

There is free on-street parking.

About the location.

Murrayfield is a very prestigious area of Edinburgh, where you will find quiet residential streets and older period houses occupied by professional families and affluent retired couples. The area is well served by public transport. Near our flat, which is at the end of a quiet cul de sac at Upper Coltbridge Terrace, there is a bus stop just 2 minutes' walk. Buses going into the city centre will stop here, and one can also get in from the Airport easily by dropping off here.

Nearby the flat - 2 minutes' walk - there are local shops, such as the butchers, newsagents, post office, co-op for groceries, hairdressing salon, etc and even a popular French cafe. The supermarket is about 2 miles distant if you want to do a big shop. Otherwise, the Coop will serve your needs. There is also a pub and local takeaways.

Murrayfield is a great location for a city centre holiday. Just one mile from the centre or 15 minutes' walk, so that you are just far away enough from the hustle and bustle in order to enjoy a quiet relaxing break, but close enough to the city to nip in quickly and enjoy the shops and other attractions it has to offer. It is also a safe area, which is particularly nice if you are going back to the flat late at night.

Attractions close by include the city centre itself, where you will find lots of shops and attractions, including Sir Walter Scott's Monument (climb to the top for fantastic views), Princess Street Gardens (look out for the pretty Garden Clock), and Edinburgh Castle.

Drive away from the city, and you will come to Edinburgh Zoo 1 mile from the flat. If you are a rugby fan, why not visit Murrayfield Stadium, which is just a short walk from the flat?

The Water of Leith pathway is just behind the flat. Take a nice stroll and visit other parts of Edinburgh using this pathway that the locals use. A place of tranquility amid the bustle of city life!

Of course, there are lots more things to do and lots more places to see, and we can point you in the right direction, with the leaflets and other details that you will find in the flat. Or just ask. All are close by.

And if you are intending to drive out of Edinburgh for a day trip, you will find our flat excellently situated for an easy getaway to the city outskirts - just 15 minutes. Edinburgh Airport is also easily accessible - 20 minutes!

Confirmation of Booking
Please confirm your intention to book with FULL payment within SEVEN days of the time you requested a booking for the flat or confirmed your booking with deposit via Edlets.

Cancellation Policy
We advise potential guests to take out travel insurance if you do not already have this, as rental payments are NON-REFUNDABLE. The deposit paid to Edlets to confirm your booking is not refundable.

Damage and/or Security Deposits
A damage and/or security deposit(s) may be required.

Car Parking
There is car parking for cars outside the flat on the street, and cars are left at their owners' own risk.
