Downstairs there is an open plan room which serves as kitchen, dining and living room, with a large patio window and door which leads to a delightful patio, great to enjoy a drink before or after dinner. Also downstairs there is a toilet/shower room with under-floor heating. The kitchen has a gas hob, electric oven, large fridge, freezer and dishwasher, all top of the line Siemens units. A microwave is also provided. The living area includes an LED HD TV and DVD player and several Freeview HD and radio channels are available. Through a door in the kitchen, and leading out to Albany Street Lane, is the attached garage, which houses a Siemens washing machine and separate dryer. Please be advised that although the garage is high and wide, if you plan to bring a car, it is 14ft 6in feet (4.42M) long and the entrance is 9ft (2.77m) wide and 6ft 4in (1.95m) high.
Upstairs the master bedroom has two full size single beds which can be combined to form a super-king sized bed. The master bedroom has an en-suite bathroom with bath and shower and is also equipped with under-floor heating. The second bedroom upstairs comes equipped with a double bed, dresser and wardrobe.
This mews cottage has been wired for Internet access so devices can be connected via the access ports in the main room and master bedroom or via secure WIFI. And the central heating will keep you all warm, even on the coldest evenings.
If you want to stay in a charming cottage with garage rather than an apartment, this is a great place to stay; close to all that this great capital city has to offer, yet far from the madding crowd.

This delightful home is so quiet it is hard to imagine it is only a five minute walk from the hustle and bustle of Princes Street and a ten minute walk from the High Street and Old Town.
The cottage was originally built in the early 1800s as a tea merchant's office and warehouse. It was converted in 2012 to a private residence.

Check in/out Check in is from 4pm on the day of arrival, and check out before 10.30am on the day of departure. Please contact us as soon as your travel arrangements are confirmed and at least 2 days prior to your arrival to confirm your expected time of arrival. Arrivals at anti-social times (from 10pm onward) and late departures to 12pm may incur a modest fee of 30GBP.
Payment of balance After payment of the initial instalment, 50% of the balance is payable immediately to the property host.
An invoice of the balance for the remaining 50% will be issued and should be paid 8 weeks (56 days) prior to arrival. Non-payment of the balance may, at our discretion, lead to the cancellation of your booking. For payment with Visa or Mastercard card, there is a small (0.1%) fee to cover our banking charges. We also accept a direct bank transfer to our UK bank. Any banking transaction fees are to be covered by the guest.
Security deposit A security deposit of 300GBP is required to insure that no damage is done to the property or its contents.
Cancellation The initial booking deposit is non-refundable. The following terms apply to the remaining balance of the rental fee in the event of cancellation by the hirer: Cancellation is over 6 months prior to arrival: Full refund of remaining balance minus 50GBP administration fee. Cancellation is up to 56 days prior to arrival: 25% of the remaining balance. Cancellation is 55-30 days prior to arrival: 50% of the remaining balance. Cancellation is 29 days or less prior to arrival:The full remaining balance is due. Please consider obtaining personal holiday insurance to cover this and other potential losses.
Restrictions Sorry, pets and stag or hen parties are not permitted in this apartment.
