    With three bedrooms; two super-king or twin and the third being a double, and three bathrooms, this spacious home is ideal for a family or group holiday.

    Having been decorated and furnished to an extremely high standard, using opulent, luxurious tartans and tweeds, the bedrooms are all incredibly inviting, as is the apartment as a whole.

    The property also benefits from a free private parking space.

    The history of the main property is fascinating - it was unveiled as Edinburgh Geographical Institute by HRH The Princess Royal 1997.


    The accommodation comprises:


    The interior of the apartment is simply stunning. Set over three floors, this interesting property has been refurbished with immense attention to detail and sense of style.

    The entrance to the house is through a gate into a private outdoor area, then through a main door.

    The main living areas are located on the first floor of the property - each floor has extremely high ceilings so there are a number of stairs dividing each floor.

    The living room is a gorgeous, bright open space, with long windows covering the entirety of one of the walls. With a 32" flat screen HDTV, DVD player, CD player and plenty of books provided, this is the perfect space to relax in after a long day of exploring Edinburgh. The dining table seats up to 6 guests and is a lovely central space for dining in.

    The kitchen features an open window through to the sitting room & dining area so it feels almost open plan and adds to the bright airy feeling. The kitchen is equipped with oven, fridge, freezer, dishwasher, washing machine, toaster, kettle, microwave and gas hob, all of a high standard.

    The double bedroom which is on the first floor is the smallest of the three bedrooms but absolutely beautifully presented. With a bespoke large black headboard and carefully selected deep tweeds, this room is a prefect combination of comfort and luxury. The large built in wardrobe means there's plenty of room for storage for your stay also.

    The bathroom on the first floor features a shower over the bath, WC and sink.

    Up on the second floor, there are two further bedrooms - the master and the second bedroom - both of which are as beautifully presented and opulent as each other.

    The bathroom on this floor features a large walk in shower, WC and sink and benefits from underfloor heating for that added luxurious feel.

    The two bedrooms on the top floor display a gorgeous mixture of traditional Scottish with modern flare. The headboards have been created exclusively for the house - each in rich, lavish tartans, to compliment the respective colour schemes in each room. Fascinating antler lamps highlight the true Scottish theme in an effortless, sophisticated way. Full length mirrors and dressing tables complete the rooms and the Velux windows give off plenty of light and come with black-out-blinds for a great night's sleep. All of the mattresses in the property are luxury 5* hotel standard and no expense has been spared as all of the bedding and furnishings are of the highest quality.

    There is a third bathroom on the ground floor of the property, featuring a bath, WC and sink.

    Exterior
    Bartholomew House itself is a beautiful building with a fascinating history. The front section of the building, adorned with it's impressive pillars - a Palladian portico - was originally part of Bartholomew family home, Falcon Hall in Morningside, built in 1824. The pillars were dismantled piece by piece and moved to Duncan street and resurrected as part of Bartholomew House in 1910 which would then become Edinburgh Geographical Institute. It became home to the Bartholomew's map printing and publishing operations and the family business became known as an important contribution to cartography in Britain.

    This property now occupies what was once the map engravers office. Copperplate engraving was one of the most demanding roles of all Bartholomew's departments. Staff were expected to be able to engrave very fine lettering and shapes on to a copperplate, in reverse, so it could be used in the printing presses in the workshop.

    Engravers incised lines by working away from the body, rotating the copperplate as they worked. This meant they were not only working back to front, but often upside down too. As a result, it took up to seven years to master this skill.

    Sleeping arrangements
    Two super-king bedrooms which can also be set up as twins if required and one standard double bed.

    Limited mobility access
    This property is not suitable for those with mobility difficulties due to the number of stairs in the property.

    Located in Edinburgh's fascinating Newington area, the apartment is in the ideal position to be close enough to the city centre and yet in a quiet residential area.

    With numerous restaurants, shops and traditional Edinburgh pubs within easy walking distance, you'll truly feel like you're living as a local.

    This fantastic townhouse is in close proximity to Arthur's Seat, Holyrood Park, the Commonwealth swimming pool and the Meadows park to name a view of the sights around Edinburgh. Princes Street is about 30 minutes walk from the apartment, the Royal Mile is about 20 minutes and there are also a number of handy bus links close by that can take you into the city centre or beyond.

    Whilst we welcome younger guests, we require that the lead guest (whom must check in at the property and be present for the duration) is aged 25 years or older.
    Late/Early Check in/out charges will apply should the guest want these add ons.

    This apartment is not suitable for stag parties, hen parties or young single sex groups or parties.

    Payment
    The initial booking deposit payment can be made by Credit or Debit Card. The remaining balance can be made by Credit or Debit Card, or Bank Transfer. Please note that we request all bookings valuing over £3,500 be paid via bank transfer.
    Bank Transfer - no charge for UK transactions. Non UK - please ensure any bank transfer fees at your end are added to the invoice amount plus bank fees.

    To reserve the apartment, a total non-refundable booking deposit of 35% is due upon booking, with the balance 42 days before arrival. If the booking is made within 6 weeks of the arrival date, the balance is due immediately.
    After payment of the 10% initial instalment via edlets.com,
    25% of the remaining balance is due directly to your property host.

    In order to confirm your stay, a deposit of 35% of the full payment (or full payment if booking within 42 days of arrival date) as shown on the confirmation invoice must be paid to us at the time of booking.
    This deposit is not refundable in the event of your cancellation or failure to pay on time as set out in our terms and conditions.
    The balance of the cost of your stay (the amount shown on the confirmation invoice less the deposit) must be received by us not less than 42 days prior to arrival (or at the time of booking if this date has passed). This date will be shown on the confirmation invoice. If you have not paid in full and on time we reserve the right to treat your booking as cancelled by you. In this case the cancellation charges set out in section 11 below will be payable.
    A damage deposit of £250 is due 7 days prior to your stay and will be fully refunded, pending no damage or deductions, 7 days after your departure.
