This is a stunning 3rd floor, 3 bedroom apartment set in a fully enclosed, private development with includes private parking and residents SWIMMING POOL, gym and sauna. The complex also features a central courtyard with a BBQ area.
The apartment is less than a 10 minute walk from Haymarket. Offering unique facilities, this apartment is an ideal base for enjoying Edinburgh with the advantage of nice accommodation to relax in.

This beautiful apartment is a home from home in the city. It is decorated in neutral tones with rich dark soft furnishings to complement the bright rooms of the property. With many unique design features, including a glass block wall, circular window in one bedroom and partition glass wall in the stairwell, for soundproofing, guests will want to return here again and again.
The living room is a quiet, warm and comfortable room with two windows, leather sofas, and dining table for 8 people.
The kitchen has been recently fitted and is well equipped.
There is a full bathroom with electric power shower and three individual bedrooms as follows:

Within a 15 minute walk of the apartment, you will find Princes Street with its wealth of shops, George Street & West End for bars and restaurants and Fountainpark, Edinburgh's premier leisure park featuring a multiplex cinema, bowling alley, kid's soft play area and eateries.
Haymarket Station can be reached in under 10 minutes and with the Airport Link Bus stopping there, you will find arriving and departing James Square a breeze.

Terms.
PAYMENT
Please note that immediately after confirming your booking, a further deposit equivalent to 1 night's duration is payable directly to the property managers.
The remaining balance is payable 8 weeks prior to arrival or immediately if within this period.
SECURITY DEPOSIT
A security deposit equivalent to 50% of the total value of the booking (capped at 1000GBP) is payable either in cash on arrival or pre-authorised on a credit or debit card.
CANCELLATION
Should you have to cancel your booking for any reason, please note that any monies paid to date are non-refundable. We do advise all of our guests to take some form of travel or holiday insurance to cover your trip, just in case a cancellation does occur.
Please note that towels, linen and bedding are provided for a small fee.
Swimming Pool Opening Times:
From approximately 7am - 10.30pm
Closed for approximately an hour for cleaning at 9am.
Strictly non-smoking.
All credit card payments are subject to a 2.5% charge.
