This small but well equipped apartment has one bedroom and located on the 3rd floor.
With a separate kitchen, living room, shower room and bedroom it is ideally suited for guests looking for location rather than space.
The Accommodation comprises:
Situated in a clean, well maintained stairwell, the apartment has a cosy living room with double bed and feature fire place with coal effect fire.
The kitchen is in a separate room (fairly unusual in flats in this area) and has hob, oven, washing machine and fridge freezer and a small dining table for four.
Though there is no bath, the flat benefits from a shower room with electric shower as well as a toilet and sink (in separate room).
The bedroom is warm and has a double and single bed and adequate storage.
Guests should note that the apartment is located on the third floor with no elevator.

About the location.
The flat is situated a 15 minute walk from Princes Street and The Grassmarket - a vibrant and exciting area at night with an abundance of bars and restaurants. A 5-10 minute walk will take you to Bruntsfield where you can sample independent shops and coffee houses as well as great eateries.
At the bottom of the street from the Apartment you will find Fountainpark - a leisure complex with a multiplex cinema, bowling alley, bingo, Casino, kids play area, bars and restaurants.
Haymarket Station is less than 10 minutes walk and numerous local bus services in the local area will make all parts of the city highly accessible.

The remaining balance is payable 6 weeks prior to arrival or immediately if within this period.
A security deposit of £200 or 50% of the total value of the booking (whichever is higher) is pre-authorised against your credit or debit card.
Should you have to cancel your booking for any reason, please note that any monies paid to date are non-refundable. We do advise all of our guests to take some form of travel or holiday insurance to cover your trip, just in case a cancellation does occur.
The apartment has one set of keys. Extra sets can usually be made available for a small charge.
All credit card payments are subject to a 2.5% charge.
Debit cards are exempt from this charge.
