About this accommodation.

Great flat for the Festival or a summer break with lovely views and in an extremely central location.

Available throughout the summer from mid June to the end of August.

Gas central heating, gas hob, electric oven, washing machine, dishwasher, 32" Full HD 1080p TV, DVD player. Free Wi Fi.

Conscientious and helpful private landlord who lives nearby. A formal holiday letting contract is provided to ensure peace of mind for all parties. Landlord is registered and accredited.


The Accommodation comprises:

Large (17' x 13'4") south west facing livingroom with beautiful views over the Meadows to the Pentland Hills.

Well equipped kitchen with enough crockery, utensils and pots and pans for at least 9 people.

Four evenly sized double bedrooms (10' x 11'). These can be arranged as either twin or double rooms according to the needs of each booking. As doubles there are three queen size beds and a king size bed in the master bedroom.

Single bedroom with south west facing window is off the livingroom.

There are two bedrooms upstairs and three downstairs, all beds (singles and doubles) have luxury memory foam mattresses. Shower room and toilet upstairs and second toilet downstairs.

Although the flat can sleep up to 9, guests are reminded that there is only one shower room. The flat is approx 105 m2. It is on the 4th floor.


About the location.

Perfect Festival location. The flat is next to George Square on a quiet but central street minutes from the Royal Mile, Edinburgh Castle, Udderbelly, the Underbelly and many more Festival attractions.

Terms.

1. Rental: The Rental is due and payable by bank transfer to the Landlord's Account to be received into the account not less than 6 weeks before the scheduled date of arrival. If the Rental is not received into the Landlord's Account by the due date, your booking will not be secure and we reserve the right to accept an alternative booking.

2. Security Deposit: A security deposit of £100 (the "Security Deposit") is due to be paid by bank transfer to the Landlord's Account to be received into the account not less than one week before agreed date of arrival.
