There is one double bedroom on the lower floor with a separate shower room.
Upstairs there is a lovely large bedroom which has a super-king bed, this can be made up as a two singles on request - this room also offers an en-suite bathroom, with shower, bath and toilet.
A pretty third bedroom has a single bed and plenty of wardrobe space.
A third bathroom with a bath, wash hand basin and WC completes the accommodation.
Visitors coming to Edinburgh by car are welcome to use the property's private garage.

Once a separate village base on the milling industry, Dean Village is now part of Edinburgh's West End and is only a 10 minute walk form Princes Street.
The Water of Leith walkway passes the front of this development and affords wonderful walks towards the Royal Botanic Gardens and on to Leith, or Art lovers might prefer to walk in the other direction taking in the Dean Gallery and the Modern Art Gallery, both renowned for the excellence of their exhibitions. A free bus shuttle will transfer you to the National Gallery on Princes Street, or the Portrait Gallery on Queen Street.
After payment of the 10% initial instalment, 25% of the remaining balance is due at the time of booking. The remaining 75% is due 6 weeks before your arrival.
