A bright and comfortable third floor apartment excellently situated in the Old Town, on the cusp of the city's other central districts of the New Town and West End.
The accommodation comprises:
A short flight of stairs takes you to the communal stairwell, which also has a lift. You'll enter into a hallway connecting all the apartment's rooms, beginning on the right with the kitchen, bright from its window over Kennedy Walk. The kitchen is well-equipped with abundant cutlery, crockery, glasses, and appliances (hob and oven, microwave, and fridge-freezer), and a dining table with seating for two. A washer-dryer and the boiler are also to be found here.
The next room off the hallway is the sitting room, which has two tartan armchairs and a sofa around the coffee table and across from the flatscreen TV with DVD player. The view across Kennedy Walk continues here from the French doors, dressed with curtains in the same iconic pattern as the room's armchairs, and there is a dining table with seating for four and a book case sporting a micro hi-fi system and a selection of books, CDs and DVDs.
The twin room and the adjacent master bedroom have windows to the back of the property and are very quiet, ensuring peaceful sleep. Both bedrooms have integrated mirrored wardrobes, each containing a pair of chests of drawers. The master bedroom has a king-sized bed, a corner table with a hair-dryer, a radio alarm clock on the bedside cabinet, and an ensuite shower room.
The final room of the apartment is the bathroom, which has a shower over the bath and a generous sink counter. A utility closet containing a clothes rail, iron and ironing board can be found off the opposite side of the hallway.
About the location (Old Town, Edinburgh)
Situated in Edinburgh's Old Town, just beyond the Grassmarket and minutes' walk from Princes Street. The area has some wonderful restaurants with cuisine from all corners of the world. There are several theatres and cinemas nearby and the location is ideal for exploring the Old and New Town.
Check in/out Check in is from 4pm on the day of arrival, and check out before 10.30am on the day of departure. Please contact us as soon as your travel arrangements are confirmed and at least 2 days prior to your arrival to confirm your expected time of arrival. Arrivals at anti-social times (from 10pm onward) and late departures to 12pm may incur a modest fee of 30GBP.
Payment of balance After payment of the initial instalment, 50% of the balance is payable immediately to the property host.
An invoice of the balance for the remaining 50% will be issued and should be paid 8 weeks (56 days) prior to arrival. Non-payment of the balance may, at our discretion, lead to the cancellation of your booking. For payment with Visa or Mastercard card, there is a small (0.1%) fee to cover our banking charges. We also accept a direct bank transfer to our UK bank. Any banking transaction fees are to be covered by the guest.
Security deposit A security deposit of 200GBP is required to insure that no damage is done to the property or its contents.
Cancellation The initial booking deposit is non-refundable. The following terms apply to the remaining balance of the rental fee in the event of cancellation by the hirer: Cancellation is over 6 months prior to arrival: Full refund of remaining balance minus 50GBP administration fee. Cancellation is up to 56 days prior to arrival: 25% of the remaining balance. Cancellation is 55-30 days prior to arrival: 50% of the remaining balance. Cancellation is 29 days or less prior to arrival:The full remaining balance is due. Please consider obtaining personal holiday insurance to cover this and other potential losses.
Restrictions Sorry, pets and stag or hen parties are not permitted in this apartment.
