A storage closet, containing an ironing board and clothes horse, is situated opposite the spacious twin room, which has a wardrobe and 2 chests of drawers. Both the twin room and the adjacent double bedroom are on the quieter side of the house, overlooking Northumberland Street South East Lane, and so offer a good night's sleep. The double bedroom also has an ensuite shower room with a heated towel rail and integrated storage behind the mirror above the sink.

The property is situated in a great location in the New Town, close to the home of Robert Louis Stevenson, as well as Scotland Street, a recurring feature in Alexander McCall Smith's novels.
There are ample shops and boutiques on nearby Broughton Street and great restaurants and cafes in the area.
Check in/out Check in is from 4pm on the day of arrival, and check out before 10.30am on the day of departure. Please contact us as soon as your travel arrangements are confirmed and at least 2 days prior to your arrival to confirm your expected time of arrival. Arrivals at anti-social times (from 10pm onward) and late departures to 12pm may incur a modest fee of 30GBP.
Payment of balance After payment of the initial instalment, 50% of the balance is payable immediately to the property host.
An invoice of the balance for the remaining 50% will be issued and should be paid 8 weeks (56 days) prior to arrival. Non-payment of the balance may, at our discretion, lead to the cancellation of your booking. For payment with Visa or Mastercard card, there is a small (0.1%) fee to cover our banking charges. We also accept a direct bank transfer to our UK bank. Any banking transaction fees are to be covered by the guest.
Security deposit A security deposit of 300GBP is required to insure that no damage is done to the property or its contents.
Cancellation The initial booking deposit is non-refundable. The following terms apply to the remaining balance of the rental fee in the event of cancellation by the hirer: Cancellation is over 6 months prior to arrival: Full refund of remaining balance minus 50GBP administration fee. Cancellation is up to 56 days prior to arrival: 25% of the remaining balance. Cancellation is 55-30 days prior to arrival: 50% of the remaining balance. Cancellation is 29 days or less prior to arrival:The full remaining balance is due. Please consider obtaining personal holiday insurance to cover this and other potential losses.
Restrictions Sorry, pets and stag or hen parties are not permitted in this apartment.
