Located in Dean Village, this apartment has an enviable location; only 5 minutes walk from the city centre yet situated in a tranquil setting.
With designated private parking space.
This apartment seems a world away from the busy city centre and provides guests with the chance to base themselves in a quiet, pretty area, yet only have a short stroll to the city. Dean Village nestles beneath Thomas Telford's famous Dean Bridge and is an intoxicating blend of old and new architecture. The area has a bit of a storybook feel with bridges, cobbled winding pathways and quirky old buildings overlooking the Water of Leith.
The Accommodation comprises:
This contemporary ground floor apartment forms part of a conversion of a former primary school, built in 1875. It has two bedrooms (one en-suite) and mezzanine living area above the kitchen. At ground level the kitchen, with all mod cons is flooded with light with its large windows and high ceilings. The mezzanine living area has comfortable sofa suite (with sofabed) and flat screen TV. Also at ground level is the first bedroom with zip-link beds and en-suite stand alone shower. The beds form either a king-size double bed or two 2' 5" single beds. Downstairs is situated a bathroom and the second bedroom with a double bed. The property is delightfully decorated and furnished to give a modern yet homely feel.
Please note that one bathroom has a shower cubicle only.
The other bathroom has a bath with handheld shower attachment.
Guests can enjoy the complimentary Scottish toiletries and welcome pack which includes; fair trade tea and filter coffee, biscuits and chocolates.
Please note that while the entry to the apartment is at ground level, there are 2 sets of rather steep, unguarded stairs down to the second bedroom and up to the mezzanine living room. This property is not recommended for small children or people with mobility problems due to stairs. Also although the city centre is just a few minutes walk, it is a short uphill walk to begin with.
About the location.
A delightful area to explore with the Water of Leith on your doorstep. Walk along the Water of Leith towards nearby Stockbridge (with its own village feel and many bars and restaurants) and you'll come across St Bernard's Well with its faux temple. Or, if you head in the other direction, you are just a short walk from the National Gallery of Modern Art and the Dean Gallery.

Terms.
Payment
To reserve the apartment, a total non-refundable booking deposit of 25% is due upon booking, with the balance 42 days before arrival. If the booking is made within 6 weeks of the arrival date, the balance is due immediately.
A £200 or £250 security deposit is due with the balance. This is returned in full, 7 working days after the end of the stay, provided there are no breakages.
The initial booking deposit payment can be made by Credit or Debit Card. The remaining balance can be made by Credit or Debit Card, Bank Transfers or Cheques.
Please note that for the remaining balance, there is a 2.5% credit card or a 50p debit card charge. Bank Transfer - no charge for UK transactions. Non UK - please ensure any bank transfer fees at your end are added to the invoice amount plus a flat rate of £7.00 for the transaction fee from our bank. Cheque - we may not be able to accept cheques where the date of arrival is within 2 weeks.
Cancellation Terms
The initial deposit is non-refundable.
Cancellation with 6 weeks till check in - the initial booking deposit and 5% of the balance are retained.
Cancellation with 4 weeks till check in - the initial booking deposit and 10% of the balance are retained.
Cancellation with 3 weeks till check in - the initial booking deposit and 40% of the balance are retained.
Cancellation with 2 weeks till check in - the initial booking deposit and 80% of the balance are retained.
Cancellation with 1 weeks till check in - the initial booking deposit and 100% of the balance are retained.
