    Apartments: Quartermile Penthouse

    A 4 bedroom penthouse sprawled over 3 levels within the desirable Quartermile development.

    As well as the fantastic views, this luxurious penthouse is lavish and bespoke. On three levels, the apartment has solid oak flooring, air conditioning, a surround sound 3D TV, and speakers and sound in every room. There is even a tile TV in the master en-suite.

    There are three balconies, one with a range BBQ and outdoor seating. There is even a hottub and outside bar on very the top floor!

    The maximum capacity is for 6 adults and 3 children.

    The accommodation comprises:

    The top floor interior is an open plan relaxing living space with mezzanine, leather sofas and seats. There is a fooseball table in the mezzanine area. A washroom is also on this level.

    On the middle level is the large, designer kitchen, with island and granite worktops. There is an oak dining table to seat 10 and an open plan living area with comfortable large sofa. This level has the balcony with BBQ and outdoor seating.

    All the bedrooms are located on the first floor. The master has breathtaking views, his and her walk in wardrobes and a large en-suite, with designer tub and a large rain shower head. There are a further two en-suite bedrooms, a children's play bedroom with two bunk beds (4 full size single beds) and a family bathroom. This floor also features a 'hide' with sofa, ideal for children and a large utility room.

    The Quartermile is a prestigious, award winning development, boasting some of the most expensive and desirable real estate in Edinburgh! The Penthouse is located on the top 3 floors of this glass fronted modern building.

    The property boasts views across the Meadows, up to Edinburgh Castle and across to Blackford Hill, Salisbury Crags and Arthur's Seat.

    Due to HMO licensing laws we are unable to accept a booking for more than 30 days for more than 2 unrelated people

    Parties and gatherings are strictly prohibited due to restrictions imposed by the estate management who have 24hr oversight over the estate.

    Whilst we welcome younger guests, we require that the lead guest (whom must check in at the property and be present for the duration) is aged 30 years or older.
    Late/Early Check in/out charges will apply should the guest want these add ons.

    We reserve the right to vet all guests.

    This apartment is not suitable for stag parties, hen parties or young single sex groups or parties.

    The initial booking deposit payment can be made by Credit or Debit Card. The remaining balance can be made by Credit or Debit Card, or Bank Transfer. Please note that we request all bookings valuing over 3,500 be paid via bank transfer.
    Bank Transfer - no charge for UK transactions. Non UK - please ensure any bank transfer fees at your end are added to the invoice amount plus bank fees.

    To reserve the apartment, a total non-refundable booking deposit of 35% is due upon booking, with the balance 42 days before arrival. If the booking is made within 6 weeks of the arrival date, the balance is due immediately.
    After payment of the 10% initial instalment via edlets.com,
    25% of the remaining balance is due directly to your property host.

    In order to confirm your stay, a deposit of 35% of the full payment (or full payment if booking within 42 days of arrival date) as shown on the confirmation invoice must be paid to us at the time of booking.
    This deposit is not refundable in the event of your cancellation or failure to pay on time as set out in our terms and conditions.
    The balance of the cost of your stay (the amount shown on the confirmation invoice less the deposit) must be received by us not less than 42 days prior to arrival (or at the time of booking if this date has passed). This date will be shown on the confirmation invoice. If you have not paid in full and on time we reserve the right to treat your booking as cancelled by you. In this case the cancellation charges set out in section 11 below will be payable.
    A damage deposit of 1000 is due 7 days prior to your stay and will be fully refunded, pending no damage or deductions, 7 days after your departure.

    Cancellation Charge:
    Initial payment is non refundable
    More than 6 weeks till arrival deposit payment only
    Between 6 & 3 weeks till arrival deposit payment + 50% of accommodation price
    Less than 3 weeks till arrival deposit payment + 100% of accommodation price
