    This splendid 2 bedroom city centre apartment with many original period features is set in the heart of Old Town overlooking the Royal Mile, Tron Kirk and the Bridges.


    The accommodation comprises:

    The spacious hall gives access to all the rooms and there is a traditional coat stand inviting you to hang your coat as soon as you entre. The living room is very spacious and has 2 bay windows and 2 large windows facing east. As well as the seating area there are 2 dining areas, one in the bay window where you can enjoy the view as well as your meal and the other for more formal dining. The apartment benefits from double and secondary glazing throughout which reduces sounds from street to give a good night's sleep.

    Both bedrooms are large and comfortable and fitted with flat screen TVs. The main bedroom has a super king size bed and double windows facing east to the North Bridge Street. Opposite is the main bathroom with a traditional style tub and separate shower. The second bedroom has 2 single beds which can be linked to make a large double bed. The building wardrobe gives good storage for suitcases and clothes and there is a spacious shower room for the guests of this room.

    The kitchen is modern and well equipped with all the gadgets necessary to make a good cup of coffee or a family meal.

    The apartment also comes with unlimited wifi, ipod docking station, good quality furnishing and fittings throughout. Hair dryers, ironing facilities, a high chair and a washer dryer are also included.

    The apartment is on the 2nd floor and there is a lift service.


    About the location (Old Town, Edinburgh)


    Step outside the main entrance and you are a short walk to the Castle or the Palace of Holyrood. During August you are in the perfect spot to enjoy the Fringe and Festival. You don't even have to go outside to be entertained by the buskers and street entertainers on the Royal Mile but can watch them from the living room windows.

    Check in/out
    Check in is from 4pm on the day of arrival, and check out before 10.30am on the day of departure. Please contact us as soon as your travel arrangements are confirmed and at least 2 days prior to your arrival to confirm your expected time of arrival. Arrivals at anti-social times (from 10pm onward) and late departures to 12pm may incur a modest fee of 30GBP.

    Payment of balance
    After payment of the initial instalment, 50% of the balance is payable immediately to the property host.

    An invoice of the balance for the remaining 50% will be issued and should be paid 8 weeks (56 days) prior to arrival. Non-payment of the balance may, at our discretion, lead to the cancellation of your booking.
    For payment with Visa or Mastercard card, there is a small (0.1%) fee to cover our banking charges. We also accept a direct bank transfer to our UK bank. Any banking transaction fees are to be covered by the guest.

    Security deposit
    A security deposit of 400GBP is required to insure that no damage is done to the property or its contents.

    Cancellation
    The initial booking deposit is non-refundable.
    The following terms apply to the remaining balance of the rental fee in the event of cancellation by the hirer:
    Cancellation is over 6 months prior to arrival: Full refund of remaining balance minus 50GBP administration fee.
    Cancellation is up to 56 days prior to arrival: 25% of the remaining balance.
    Cancellation is 55-30 days prior to arrival: 50% of the remaining balance.
    Cancellation is 29 days or less prior to arrival:The full remaining balance is due.
    Please consider obtaining personal holiday insurance to cover this and other potential losses.

    Restrictions
    Sorry, pets and stag or hen parties are not permitted in this apartment.
