An oasis of calm in the middle of the city. Bright, modern apartment with spectacular views over Holyrood Park to Arthurs Seat. 10 mins walk from Holyrood Palace and the Scottish Parliament.
Ideally situated near the bottom of the historic Royal Mile it provides the perfect base to enjoy Edinburgh's attractions.

The accommodation, which is wheelchair accessible, is on the 2nd floor, accessed via a lift.
Built in 2008 this is an unusual, architect designed apartment with a huge 50 ft open plan kitchen living room with patio doors to large, sunny south facing deck with garden furniture to sit and enjoy the spectacular views.
3 bedrooms (1 x double, 2 x ziplink king size beds which can be 2 singles), 2 bathrooms (one en suite to the main bedroom).
There is also a sofa bed in the living room.
About the location.
A quiet location, the apartment has outstanding views over Arthurs Seat. A short stroll will take you to the beginning of the hill walk where after the hill climb you can gain spectacular views over Edinburgh. Edinburgh City Centre and Princess street are within reasonable walking distance or accessible by public transport. Short walk to Holyrood Palace, Royal Mile and the Scottish Parliament.

Terms.
Payment
To reserve the apartment, a total non-refundable booking deposit of 25% is due upon booking, with the balance 42 days before arrival. If the booking is made within 6 weeks of the arrival date, the balance is due immediately.
A £200 or £250 security deposit is due with the balance. This is returned in full, 7 working days after the end of the stay, provided there are no breakages.
The initial booking deposit payment can be made by Credit or Debit Card. The remaining balance can be made by Credit or Debit Card, Bank Transfers or Cheques.
Please note that for the remaining balance, there is a 2.5% credit card or a 50p debit card charge. Bank Transfer - no charge for UK transactions. Non UK - please ensure any bank transfer fees at your end are added to the invoice amount plus a flat rate of £7.00 for the transaction fee from our bank. Cheque - we may not be able to accept cheques where the date of arrival is within 2 weeks.
Cancellation Terms
The initial deposit is non-refundable.
Cancellation with 6 weeks till check in - the initial booking deposit and 5% of the balance are retained.
Cancellation with 4 weeks till check in - the initial booking deposit and 10% of the balance are retained.
Cancellation with 3 weeks till check in - the initial booking deposit and 40% of the balance are retained.
Cancellation with 2 weeks till check in - the initial booking deposit and 80% of the balance are retained.
Cancellation with 1 weeks till check in - the initial booking deposit and 100% of the balance are retained.
