The apartment is located on the 5th floor. A lift will take you up to the 4th floor and from there it is one flight of stairs up to the top floor.
The building has a secure entry system and a key pad gives access to the 5th floor.
Coming in through the apartment door you will find yourself in the extra bedroom, with a fold-out sofa bed which can be used as a single or a double (sleeping 2 people). From there you can access the bedroom, bathroom, and living room/kitchen.
The apartment has a beautiful balcony from where you can see as far as the Forth Bridges, the castle and across the water to Fife.
Smoking is not allowed in the apartment. This includes on the balcony. Any guest wishing to smoke needs to do so outside the building.
About the location (Easter Road, Edinburgh)
The apartment is an ideal base for exploring Edinburgh and the surrounding area. All major city centre attractions are within easy reach with Princes Street, the Royal Mile, the Playhouse Theatre and key Festival venues such as the Pleasance only 5 minutes by bus or approximately 15 minutes on foot. The Michelin-starred restaurants and Royal Yacht Britannia in Leith are half an hour on foot or 10 minutes by bus.
Due to HMO licensing laws we are unable to accept a booking for more than 30 days for more than 2 unrelated people
Payment of remaining balance due 6 weeks prior to arrival, either by bank transfer or PayPal (3% surcharge for PayPal transactions).
In the event of cancellation, a refund will only be granted on the event of a successful re-let up to the value of the remaining balance. If the property is not re-let or for a lesser value, then the equivalent amount will be rebated.
No smoking. This includes on balconies and in communal stair cases.
Only the maximum number of people the apartment sleeps may be staying at the apartment. Extra guests / visitors will not be permitted unless previously arranged.
Strictly NO parties of any kind and/or stag and hen nights/weekends!
As the apartment is in a residential building, we expect guests to be quiet and respectful to our neighbours at all times. They are not on holiday and do not wish to be disturbed by our guests making noise/ringing their doorbell etc.
Please understand that should you choose to ignore these rules your booking will be cancelled and no refund will be given.
Late arrival: Please note we charge a late arrival fee of £20 for arrivals after 9PM and £30 for arrivals after midnight. This fee will be due in cash on arrival or can be pre-paid via PayPal (+2%) or bank transfer.
