Located in the heart of Edinburgh's bourgeois West End area, this exceptionally spacious Georgian apartment is sprawled across 2 floors, sleeping up to 8 persons in 3 bedrooms. It is provided with one private parking space, accessed from the kitchen on the garden level.
The Accommodation comprises:
Accessed at street level, via a grand communal entrance hallway.

The lower floor, which opens onto a small fenced rear garden consists of: - Master bedroom (double with en-suite facilities); - Double bedroom; - Family bathroom; - Kitchen; - Dining room; - Utility room; - Rear garden with access to private parking.
Ground Floor A lovely living room with elegant, classical proportions and a wealth of period features has comfortable seating for 8 people arranged around an archetypal marble fireplace. Offering attractive vistas over the communal gardens to the front and has a TV with Free-view channels and a DVD player.
A large double bedroom is situated to the rear of the building and is furnished with a light oak bed stead and complimenting wardrobe, drawers and bedside tables and offering plenty of storage space. This room has a retro chic en-suite bathroom in tones of avocado and brown.
There is also a convenient study on this floor with a desk and lamp - as the property benefits from internet access making this an ideal spot for those wishing to find somewhere quiet to work or to study. On request we can provide a cot or Z-bed for this room for younger guests.
There is a separate WC with a wash hand basin on this floor should this room be required.
Lower floor A staircase leads down to the lower floor which houses two further well-proportioned double bedrooms.
The master bedroom is equipped with large built in cupboards providing plenty of hanging and drawer space. It has an en-suite shower room with WC and basin.
The third bedroom also provides plenty of space and is furnished with a double bed and a single futon to add to the flexibility of the sleeping arrangements. A large walk in cupboard provides ample storage space.
A generously sized family bathroom also decorated in 70's style avocado and peach has a bath, a bidet, a wash-hand basin and WC.
To the rear of the building there is a well-equipped modern kitchen with a double electric oven and hob, a microwave, toaster, coffee maker, a small dishwasher and a fridge freezer. The owner has provided plenty of cookware, glass, cutlery and china for the use of visitors and there is a kitchen table which seats from 4 to 6 people.
The kitchen also offers access to the small fenced rear garden which provides a pleasant spot to sit on a sunny day. A gate leads through to a private parking space for one car.
The large utility room next door to the kitchen houses a washer drier and an extra fridge - very useful for larger parties.
Connected to the kitchen by a serving hatch is a generously sized dining room with an attractive fireplace, a walk in pantry with an additional fridge and glass doors which also lead to the garden area. The room is furnished with an extending dining room table which will seat up to 8 people in comfort.

Atholl Crescent is an imposing Georgian Terrace situated in Edinburgh's fashionable West End, within five minutes walk of Princes' Street.
There is an abundance of shops, cafes, bars and restaurants nearby to the apartment and this part of town is also close to the Business District, primarily based around Lothian Road & Morrison Street.
Most of Edinburgh's major attractions are easily accessible making this a great base for parties visiting on business or travelling purely for pleasure.
