Conditions of Hire (Please read before booking) - The Hirer (the client who has booked the property) shall, at all times, keep the hired premises in a clean and tidy condition, and shall not cause any damage to the property. - The Hirer shall undertake to prevent any member of his/her party from causing a nuisance or disturbance to other residents or occupiers. - The Hirer undertakes to leave the hired premises secure if left unoccupied during the period of let. - The Hirer binds and obliges him/herself to pay to the Landlord (Lets Edinburgh) in respect of any loss or damage beyond fair wear and tear. - The Hirer shall not sub-let the premises or any part thereof. The number of people occupying the premises shall not exceed the number agreed and stated in the booking form. - The Hirer binds and obliges him/herself to vacate the hired premises without demand at the termination of the period of hire. - The Hirer warrants that the subjects let are to be used for the purposes of a holiday and so accepts that the letting is a holiday let to which Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 apply, namely, "a tenancy the purpose of which is to confer on the tenant the right to occupy the house for a holiday." Accordingly this tenancy is not an assured tenancy.
Cancellation: - The Hirer agrees that, in the event of cancellation, while every effort will be made by the Landlord to re-let, and only if a substitute cannot be found, the Hirer will be responsible for paying for the period of tenancy booked in the following manner:
Notice of cancellation prior to arrival - 60 days or more: 25% charge per week booked - 30-59 days: 50% charge per week booked - Less than 30 days: full rental price per week booked
Changes of arrival or departure dates may be treated as cancellation and re-booking.
In the event of the Landlord cancelling the booking, for whatever reason, all deposits and payments received from the Hirer will be refunded in full or alterative accommodation of similar standard provided.
The Hirer undertakes to relieve the Landlord from any liability for damage or injury however caused by any member of his/her party.
The Landlord, their agents or employees, accept no responsibility for loss, injury or damage to any member of the Hirer's party or their property, howsoever caused, arising in any manner out of the let of the premises.
Any security deposits held will be refunded within 7 days of the client vacating the premises. Should the property be left in a less than satisfactory condition we reserve the right to levy a fee for cleaning of a minimum of £60.00.
All apartments are non smoking and should we have to carry out a deep clean because a guest has been smoking within one of our apartments we will charge a fee of £60.00 for this
