    This two-storey airy lodge, features neutral décor throughout. With wooden furnishings, tartan blinds and cushions, you can relax in Scottish ambience - the perfect option for a fabulous break away in Fife.

    This luxury self-catering accommodation near St Andrews in Fife has three bedrooms. Perfect for catering up to six adults and two children with a spacious living area where you can indulge the beautiful views of the countryside.

    Parking available for three cars.


    The accommodation comprises:


    A separate living area with comfortable sofas and floor lamps creates a cosy environment to snuggle up in. Lovely artwork hangs over the fireplace, and a large wooden coffee table creates the perfect setting for socialising.

    How about watching a DVD on the flatscreen TV? Or alternatively curl up on the sofa with a book from the small library. Also, there is free Wifi so you can stay connected to the outside world (if you want to!).

    Natural light streams through floor-to-ceiling glass doors which lead out to a private patio area with stunning views. Here, you can sit with family and friends at the picnic table and soak up the ever-changing rolling hills and sunsets.

    In the spacious open-plan kitchen and dining area you will find a large wooden dining table where you can enjoy breakfast, lunch or dinner with your loved ones. The stylish kitchen caters for large groups with modern conveniences including a range oven with hob and hood, a microwave, and a washer/dryer.

    The American-Style double fridge/freezer with ice-maker is perfect for large groups, and there are two dishwashers, leaving you more time to enjoy some wine or take a walk in the countryside after dinner.

    Also, there's another WC on the ground floor for added convenience.

    Our bedrooms have twin beds that can be turned into spacious super-king-size beds. You will have ample room to spread out for a great night's sleep. Tartan bed throws, cushions and blinds create a cosy space to get some rest. Also, there are wooden bedside tables with lamps for convenience.

    On the ground floor the en-suite twin bedroom is perfect for disabled visitors. It has a large bathroom with walk-in shower.

    Upstairs there are 2 more bedrooms. The deluxe master bedroom is great if you have young children. It has a sofa bed, an en-suite shower room, and room for a cot. Also, the twin room has its own bathroom with bath and shower.

    Terms


    An non-returnable instalment of 30% (subject to a minimum of 100GBP) of the balance is payable immediately after booking.
    The balance of the rental is payable eight weeks prior to arrival.
    For bookings made less than eight weeks in advance, the total balances payable on booking.

    Payment can be made by debit or credit card online, by bank transfer or by cheque.

    In the event that you have to cancel, our cancellation policy is as follows:
    Up to 8 weeks prior to your arrival, and funds paid to date will be forfeited.
    Within 8 weeks prior to your arrival, the full balance will be taken and is non refundable and non transferable.
    We strongly recommend that you take out holiday cancellation insurance to protect against unforeseen circumstances.

    Your lodge will be ready for you by 4 pm on the day of arrival and must be vacated not later than 10 am on the day of departure. Early arrival and later departure are by prior arrangement only. Please note that late departure will incur a charge of 45GBP per hour, which will be charged to your credit/debit card.
    We will be available on site to meet you between the hours of 4 pm and 6 pm on your arrival date.
    If arriving outside of these times please contact us as soon as possible to advise, and to make alternative arrangements for keys to be collected.

    The number of persons occupying a property must not exceed the maximum number stipulated and agreed on at the time of booking.
    Children over the age of 2, not sleeping in a travel cot, count towards the total number of guests.
    Guests are welcome to visit but must not stay overnight.


    Clients are reminded that all of the lodges are strictly non-smoking to ensure the comfort of all our guests.
    All traces of smoking must be removed from patios/gardens etc by the hirer by the end of their occupancy.
    Anyone found to have been smoking in the lodges will be charged a fee of up to 200GBP for a deep clean to remove the smell of smoke for fellow guests.


    Credit card details will be held in lieu of a refundable security deposit, or ask for payment of the security deposit with the balance of rental.
    This is held in case of unreported breakages, loss or damage to items within the property together with any excess cleaning or refuse disposal required after occupancy.

    No pets or animals are permitted on the premises.
    Anyone found to have pets in lodges will be charged a fee of up to 200GBP for a deep clean for the comfort of future guests.
