Beautiful spacey double room for rent in the heart of one of the most prestigious streets (or places) in the Edinburgh New Town.
You will have access to two bed side tables, a dressing table with drawers, a mirror and a chair, a clothes rail and some small items wardrobe in the room
Basement flat, stone/granite steps down to spacey, airy and comfortable basement flat. Georgian (original construction in 1856).
The double room/flat is located in a quiet conservation area of Edinburgh, whilst a 5 - 10 minute walk to the west end of Princess Street and the West End of Edinburgh, Stockbridge is a 5 minute walk away around the corner
The accommodation comprises:
You'll have access to the main bath and shower room which has its own WC. Some complementary toiletries will be available. Any needs for a new spare toothbrush and or tooth paste can be accommodated for as well should you forget to bring or purchase yourself.
There is a sauna, however it is not in operation and cannot be used during your stay please. The resident can however signpost you to other sauna, steam room and spa options in the Edinburgh area should you be interested.
Host is happy to provide some bare essentials to aid your stay such as salt & pepper, tea, coffee, sugar, sweeteners, a few herbal tea's, milk of your choice, a Nespresso coffee machine and pods and complimentary toast with some spreads such as jam, honey, marmalade and marmite.
The guest/s will also have access to complementary fruit, but not to be completely raided daily please! Host can provide a more substantial and cooked hot breakfast selection for an extra daily fee/charge and which may likely to be cheaper than a B & B or hotel or local eatery. Some notice of this as well as payment must be made to the host, in advance, non refundable.
Host can also provide an evening meal or meals subject to agreement and noted dietary requirements and on the pre payment, agreed between the host non refundable additional fixed fee.
The host however requires a nut and shell fish and fish free environment so such foodstuffs can not be brought into the property, or prepared or consumed in the property. There are a variety of great seafood restaurant's in the area and the wider parts of Edinburgh and which the host can signpost guests to.
The host can prepare and leave out for reheat an evening meal and or snacks
With the hosts prior permission and once sought, you can store some food items in the kitchen cupboards, fridge and freezer.
Host will be responsible for loading and unloading the dishwasher - so the host requests that you speak to them about where to leave used glasses, cups, plates and bowls and how re a pre rinse or soak.
Kitchen/diner room will be assessable for you to be able to prepare and eat your own meals and snacks. The kitchen has an electric hob, a fan assisted oven, a microwave and an airfryer.
Host can provide access to a washing machine and laundry washing products within reason. The washing machine should only be set to start its cycle after midnight to use a lower energy cost which will be at the cost of the host.
You will have access to and use of wifi and the lounge sitting rooms TV, EE/BT Open Reach viewing box. With the prior consent of the host you may be given access to some of the hosts other subscription channels and streaming services to use within discretion and within reasons, such as Netflix, Amazon, the BBC iPlayer, Disney, etc.
You will have access to books and CD's of the host's as long as you look after these items and the host has a CD player in the diner space and table area of the flat.
With the host's express permission you may be given access and the key to two private gardens which the host has access to. The first private garden is across the road from the property and as long as you follow the rules of use in the garden using the hosts contact details and via the pre booking procedure, you can have access to the outdoor BBQ area in the first private garden. The second private garden is a short walk around the corner to the property and leads down to the exit locked gate beside the Stockbridge section of the Water of Leith. Both gardens are beautiful, beautifully kept and are full of birds and other wildlife and on occasion butterflys, at least in the first garden.

Located in Edinburgh's prestigious New Town, this is a highly sought-after address known for its elegant Georgian architecture, spacious townhouses, and beautifully maintained gardens. It's considered one of the best-preserved examples of urban planning in Britain and offers a unique blend of city centre living with a tranquil atmosphere.
The room is available for let for up to two occupants but no solo staying males unless pre let references and vetting can be undertaken. If a child as a third person was required to stay an additional extra occupancy fee would be charged. There is plenty of room in the double room to accommodate a travel cot (whilst this is not supplied). The host can also provide a small folding out temporary foam bed cube and blankets and or a sleeping bag for an older child (older than a child needing to sleep in a travel cot).
Terms for making payment of the balance after booking:
Full payment is due 4 weeks in advance of arrival or straight away if within that time.
Cancellation terms:
Cancellation up to 8 weeks before arrival: 50% refund Cancellation up to 4 weeks before arrival: 25% refund Cancellation 4 weeks or less before arrival: No refund is due
House rules
No smoking is permitted in the property Sorry, we are unable to accept pets As this is a residential property, parties and other large gatherings are not permitted
Damages deposit We ask that guests pay a refundable damages deposit of 100.00 GBP at the start of the rental. The damages deposit is returned, minus the cost of any damage to the property and it's contents, typically 7 days after the end of the booking (after the property has been checked and cleaned)
