    Rooms to Rent: Warm Welcome In Morningside


    This is a three-bedroom terraced house in Morningside. It is a traditional house, 126 years old. It is homely and comfortable. I have a double and a single room to let from the 15th to 31st August. I also live in the property. Guests are welcome to use the lounge, kitchen and dining room. A raised deck at the back of the house is a lovely spot for breakfast on sunny mornings, before a busy day at the festival.


    The accommodation comprises:


    The double room has one double bed (4-6 x 6-6). There is a single roll-up mattress available should two people want to share the room but not the bed. The dormer window has a lovely open outlook to the south-west over the Craighouse development and grounds.

    The single room is also on the first floor and has one single bed. This bed is a little higher than usual and a step will be provided if required. It is 6-6 by 3-6 so it is a full-size single bed, solid and well-finished - just a little higher than usual.

    The bathroom is on the first floor and shared with me and the other guests. The shower is above the bath, and there is a bidet.

    There is an additional toilet downstairs.


    About the location (Morningside, Edinburgh)


    The accommodation is situated in a popular residential part of the city, about three miles to the south west from the centre.

    The city centre and most Festival and Fringe venues are easily accessible by good, regular bus services. The number 23 bus stop is across the road and you can be in the city centre in about 20-25 minutes, passing many Fringe venues, the National Museum, the Royal Mile, the Castle, Princes Street and beyond that, the Botanic Gardens.

    This area is ideally situated for quiet away-from-it-all strolls You just have to cross the road for pleasant walks through beautifully restored buildings (and interesting new ones), woodland and the summit of Easter Craiglockhart Hill, which can be reached in about 15 minutes from the house. The views across Edinburgh are stunning, and at this time of year the brambles are in abundance.

    Other bus routes close by are the 36, convenient for the West End, Stockbridge and Leith, and the 38 which runs between the two main hospitals.

    A 10 to15-minute walk or a 5-minute bus ride takes you to Morningside Road where there is a good variety of food shops (Waitrose, M&S, Sainsbury's, Mellis Cheese, Cook. There are several cafes, gift shops and charity shops and at least four pubs within easy reach.

    The canal is about half a mile away, offering a pleasant walking route to the city centre. There are many other easily accessible local walks.

    Views/Outlook


    Both bedrooms face south-west, and have an open outlook across the street to a large green space with some beautiful old buildings as well as some modern flats. It is a well-maintained area and offers pleasant walking around the grounds, through woodland and to the top of Easter Craiglockhart Hill, and beyond.

    Craighouse Road is busy during the day but quiet at night.

    Terms


    This agreement is between me the owner of the property, and the guest.

    The cost of the double room is 140GBP for the first night and 120GBP for subsequent nights. For the single room the first night is 70GBP and subsequent nights are 60GBP. The Edinburgh Tourist tax is included in these prices. A good quality continental breakfast is also included. I provide a selection of muesli, granola, fresh fruit and bread, eggs, home-made jams, kefir/yogurt, coffee, tea, etc.

    EdLets will ask you for a 15% deposit. The remainder of the room cost is to be paid to me when you arrive. I can take card payments or you can pay by BACS, whichever you prefer.

    I should add, this is a no-smoking or vaping home, and I also ask guests to be careful with my home and contents. Please also show consideration to others in the house and to my neighbours, when you are in the house or when entering and leaving, especially at night.
    I hope guests will feel at home here. I'm more than happy to chat and/or help out with local information and directions.
