This is a three-bedroom terraced house in Morningside. It is a traditional house, 126 years old, it is homely and comfortable. I have a double and a single room to let from the 2nd to 9th November and from the 5th to 15th February. I also live in the property. Guests are welcome to use the lounge, kitchen and dining room.
Street parking is unrestricted and it is usually possible to park within a few meters of the house.
The accommodation comprises:
A double room with a double bed (140cm x 200cm). There is a single roll-up mattress available should two people wish to share the room but not the bed.
The single room has a single bed (110cm x 200cm).
Both bedrooms have dormer windows offering a lovely open outlook to the south-west over the Craighouse grounds.
The bathroom is on the first floor and shared with me and any other guests. The shower is above the bath, and there is a bidet.
There is an additional toilet downstairs.
About the location (Morningside, Edinburgh)
The accommodation is situated in a popular residential part of the city, about three miles to the south west from the centre.
The city centre is easily accessible by regular bus services. The number 23 bus stop is across the road and you can be in the city centre in about 20 minutes, passing the National Museum, the Royal Mile, the Castle, Princes Street and beyond that,the Botanic Gardens.
The accommodation is also well situated for guests wishing to attend rugby matches at Murrayfield. The stadium is approximately 1.8 miles away, a 40-minute walk (a number 38 can be taken part of the way, reducing the walking time to under 20 minutes).
Other bus routes close by are the 36, convenient for the West End, Stockbridge and Leith, and the 38 which runs between the two main hospitals, and passing not far from Murrayfield Stadium.
A 10 to 15-minute walk or a 5-minute bus ride takes you to Morningside Road where there is a good variety of food shops (Waitrose, M&S, Sainsbury's, Mellis Cheese, Cook). There are several cafes, bakeries, gift shops and charity shops, a couple of restaurants and at least four popular pubs within easy reach. The canal is about half a mile away, offering a pleasant walking route to the city centre. There are many other local walks and I'm happy to advise.
Both bedrooms face south-west, and have an open outlook, over a large green area.
This area is ideally situated for quiet away-from-it-all strolls You just have to cross the road for pleasant walks through beautifully restored buildings (and interesting new ones), woodland and the summit of Easter Craiglockhart Hill, which can be reached in 10-15 minutes from the house. The views across Edinburgh are stunning.
Craighouse Road is busy during the day but usually quiet at night.

This agreement is between me the owner of the property, and the guest.
A good quality continental breakfast is included in the room price. You can help yourselves to a selection of muesli, granola, fresh fruit, bread, eggs, home-made jams, kefir/yogurt, coffee, tea, etc.
The cost of the double room is 140GBP for the first night and 120GBP for subsequent nights. For the single room the first night is 70GBP and subsequent nights are 60GBP. The Edinburgh tourist tax is included in these prices.
EdLets will ask you for a 15% deposit. The remainder of the room cost is to be paid to me when you arrive. I can take card payments or you can pay by BACS, whichever you prefer.
I should add this is a no-smoking or vaping home. I do my best to help guests feel at home here, and I only ask guests to be careful with my home and contents. Please also show consideration to others in the house and to my neighbours, when you are in the house or when entering and leaving, especially at night. I'm more than happy to chat and/or help out with local information and directions.
