    Apartments: Heriot Row

    This stunning city centre apartment's interior was used as a location for the "Tatler" portrait shoot of J.K Rowling (Feb 06) and has also featured in several Interiors magazines.

    It has featured in the Richard Jobson movie "New Town Killers" (released in 2009), starring Dougray Scott, as the star's home.

    The accommodation comprises:

    Heriot Row is an original "double upper" apartment: it occupies the second and third floors of a Category "A" listed stone building.

    The apartment has been sympathetically renovated to an extremely high and luxurious specification, whilst still retaining the original features of the property: working shutters; flagstone and wooden flooring throughout; original fireplaces and intricate plaster cornicing.

    The modern features fitted include integral stereo music to all the public rooms and master bedroom, en-suite and dressing room area and high specification bathroom suites and plumbing.

    The apartment has been furnished in a contemporary style, with a combination of modern and antique furniture and impressive artwork adorning the walls. The Public Rooms are elegant and spacious and are the perfect setting for entertaining. The kitchen is state of the art with restaurant grade, fittings and appliances.

    This accommodation also comes with access to Queen Street Gardens.

    Lower Floor

    Drawing Room
    This spacious and elegant public room is situated to the front of the apartment. Two magnificent sash windows afford impressive views over the gardens of Queen Street. There is a traditional fireplace, intricate cornicing and paneling to dado height. The room is furnished to a high standard with two elegant sofas, a leather chaise and impressive artwork adorning the walls.

    Located to the rear, this flagstone-floored kitchen is fitted to an exacting standard that any chef would appreciate: restaurant grade gas range; char grill; microwave (for the less established cook); fridge freezer and dishwasher. The furniture is white with stainless steel appliances and slate worktops. There is a good working area as well as a table and chairs sitting up to eight. An interconnecting door allows access to the dining room.

    Dining Room
    The dining room is bow shaped and situated to the rear with a tall sash window giving magnificent views to the north. It is panelled to dado height and has an original fireplace. An original Georgian dining suite allows seating for up to fourteen. There is a bar area cleverly hidden behind a bow shaped door. This can also be accessed from the drawing room and allows access between both rooms.

    Please note that this room may only be used with prior permission from the owner due it its fine and delicate antiques.

    Study/Bedroom 4
    This room is situated to the front overlooking the garden areas. It is furnished with a very comfortable king sized sofa-bed. As this room is the snug when not utilised as a fourth bedroom, a 42" plasma TV is fitted with satellite TV.

    Reception Hallway
    This area is dominated by magnificent flagstone flooring and a curved stone staircase with wrought iron detail.

    Upper Floor

    Bedrooms and Bathrooms

    Heriot Row has 3 bedrooms and 2 bathrooms on the upper floor.

    Heriot Row accommodates up to 8 people: on the upper level, a bedroom en-suite with an emperor sized bed; a second bedroom with a king sized four poster bed and a third bedroom with a double bed. On the lower level, the study has a very comfortable king sized sofa bed.

    Upper Hallway
    As you ascend the stone stair there is an impressive piece of modern art. This leads to the upper hallway, which is dominated by a circular cupola allowing light to stream into the apartment.

    Master Bedroom
    The master bedroom boasts an original fireplace and is situated to the rear; looking north. The room is impressively furnished with an emperor sized bed and feature headboard. There is a loveseat in the corner for relaxing and reading. A beautiful silk blind dresses the window, which also features working shutters (throughout the apartment). Satellite television has been fitted to the room. Just prior to the entrance to the master bedroom, a dressing room is situated to your right. This has extensive hanging space, an integral dressing table with lighting for make-up application, and a full-length mirror. Behind a mirror in the dressing room is a small utility area where a washing machine/drier is located.

    En-suite Bathroom
    This spacious modern area is elegantly presented with a free-standing bath, an extremely generous limestone shower area with power shower, and a sink/ vanity unit featuring wood and limestone. There are two heated steel towel rails.

    Shower Room
    This room has the same bathroom fittings as the master en-suite: Italian designer WC and basin plus an impressive limestone area with pressure shower.

    Bedroom 2
    This beautiful north facing room has an original fireplace. A feeling of cosiness is what comes to mind when entering. Working shutters are used in conjunction with beautiful interlined silk curtains and it is furnished with a four-poster bed, Georgian antique chest of drawers and wardrobe.

    Bedroom 3
    This L-shaped room achieves light from an original skylight. It has been furnished with a double bed. There is satellite TV fitted to this room.

    About the location (New Town, Edinburgh)

    Heriot Row enjoys a prestigious reputation as one of the best city centre locations. Situated on the southern side of Queen Street Gardens; only minutes walk from George Street and Princes Street, which boast the very best in fashionable shops and restaurants as well as many of the Capital's art galleries. Excellent bus services operate within the immediate vicinity, whilst both Waverly and Haymarket railway stations are within comfortable walking distance.

    Due to its elevated position, it offers magnificent views of Queen Street Gardens and from the rear facing rooms an uninterrupted view of North Edinburgh and over the Firth to the Kingdom of Fife.

    No parties are to be held in the apartment without first discussing with the owners the nature of the event. A party is deemed as any group of twelve people or more meeting in the apartment.

    No Stag or Hen parties and groups are vetted.

    Whilst we welcome younger guests, we require that at least one person staying is aged 25 years or older.

    50% of total balance payable immediately, the remaining balance payable 6 weeks prior to arrival.

    There will also be a security deposit payable with the balance 6 weeks prior, returned within a week of departure (2 weeks if an International transfer is required). This is normally 500.00GBP, however if you wish the use of the dining room then this is 750.00GBP due to the lovely antique family dining table.
