About this accommodation.
Royal Park Terrace is one of Edinburgh's hidden gems. It has all the benefits of the proximity of the city centre but when you look out the window and see the views you will understand why we keep it a secret. The view of Arthur's Seat and Salisbury Crags are spectacular!
The park is on your door step and will entice you in to enjoy its beauties. It's the front garden to the flat and many a lazy relaxing day can be had in the park with room for everyone to enjoy picnicking, walking, cycling or playing.
The Accommodation comprises:
There are two double bedrooms, (one with ensuite bathroom), fitted kitchen with high quality appliances, including a large dual fuel range and American Fridge Freezer and natural quartz breakfast bar which leads to the sitting room which has an uninterrupted view into The Queens Park.
The sitting room has two leather sofas including a Natuzzi double futon and Italian fold down dining table which doubles up as a coffee table, natural gas flamed fire with limestone surround.
The flat has 32" LG TV with surround sound. There are also ceiling mounted speakers in each room which can be used in conjunction with a any MP3 player iPhone etc. Music can be heard in each of the rooms, even the shower and bathrooms...!!
Central heating fitted throughout and free on-street parking available.
About the location.
It is convenient for Meadow Bank shopping center, which is across the London Road. The flat is a 20 minute walk to the city centre. Bus stops are close by on London Rd and you can get Lothian bus numbers 26, 15, 44 and 4 to the city centre.

All of us were impressed with the fully equipped flat with even a Jacuzzi bath in the ensuite which was great. The kitchen had everything you could need and all the fittings were of a high standard.

"Superb luxury flat , comfort at its best."
We stayed here during the Edinburgh festival summer 2010 and it was a terrific base for our holiday. Only a short walk to the main bus routes to the city center. It was lovely at the end of a long day to return to such comfort and luxury. The beds and duvets some of the most comfortable I have slept in. The kitchen superbly equipped with the best of everything. I would love to be able to visit again and for the festival as well which is an event not to be missed.

I visited Scotland with my family over a period of 4 days. The apartment is located at one of the most important and iconic locations in the UK where you have the magnificent Arthur's Seat, tranquil Royal Park, vibrant Princess Street and festive Royal Mile within walking distance. As we entered the flat, we were stunned by how gorgeous it was. Whilst my parents fell in love with the Italian sofa chair, I got addicted to music listening through the multi-room audio system. These are just some examples of the great comfort and creativity we have experienced at the flat. It is also important to mention that the Landlord is a wonderful person who is very helpful, friendly and trustworthy. We have enjoyed every moment of our stay and now we have found the perfect apartment when we return to Edinburgh. Thank you again for the warm hospitality!
"Perfect location, lovely view and fabulous apartment."
Used the flat as a base to visit family with a newborn, was perfect to keep us close at hand but not under their feet. Proximity to park is great for marauding toddlers and an easy walk or bus to town or the beach at Portobello. The space worked well for us and facilities were good quality. We found leaving the buggy downstairs easiest.
We hope to stay again.

We were very impressed with the accommodation, having stayed in a lot of self catering apartments in Edinburgh, we found this to be really excellent. We really appreciated the kitchen and large cooker so we could stay in and cook for our group; it is very well equipped and contained everything we needed, particularly appreciated the 'on tap' cold water/ice from the American style fridge! It is a good stretch to the city center but a pleasant walk across the park and through Holyrood, however, Sainsburys is just around the corner for daily messages. Bedrooms comfortable and flat is nice and warm. All in all, a great place to stay and we hope to be back, Thank you Alison

"Fantastic - better than the pictues - amazing owners!"
This apartment was perfect for two couples. The location is phenomenal and could not be better - on the park at the foot of the Royal Mile. The owners were so nice and went way beyond the call of duty in helping us to get settled in. They provided so much service - we felt blessed and were treated like special guests. The apartment had everything we needed, especially in the kitchen. We were able to cook our own breakfast and dinner and just ate out during the day when we were out and about. The bedrooms and two baths were great to have. The living - dining - kitchen area was perfect for us to live in while we were there. We hated to leave and cannot imagine trying to stay anywhere else in Edinburgh.
