Two storey town house with garage modern /contemporary. Two bedrooms, however would sleep 6 short term, festival etc.

The accommodation comprises:

Cloakroom toilet on ground floor, 1st floor has open plan lounge/kitchen with all appliances.

Next level has 2 bedrooms: both have double beds. Bathroom with toilet, sink, bath and shower cubicle.

There is also a self contained garage for your use during your stay.

Very close to Princes street and all the attractions.

Payment of the balance will be due 1 month prior to arrival or immediately if booked within this time-frame.

If a guest decides to cancel less than 1 month prior to the arrival date, the balance is non-refundable.

A security deposit of 10% of the total cost of the stay will be required.

Arrival time is 4pm or later, unless advised otherwise.

Check out is strictly 10am. Late check-out may be available by prior arrangement for a fee.

Bookings cannot be taken from anyone under the age of 18.

The named person on the booking is the principal guest and must be present during the stay. 

The stay cannot be sublet to a third party.

You must behave responsibly, respect the property and neighbours, and keep noise to a minimum between 22:00 and 07:00.

Pets are only permitted with prior notification and payment of a pet fee (e.g., 35 GBP per week. Dog Foul left on the property will be charged for additionally.  The pet charge does not cover any additional cleaning required on your departure such as hair/urine/faeces left on flooring & furniture.   Pets are not allowed on furniture or beds.  You must notify us of the intended presence of any assistance dogs prior to Booking.

Smoking is not permitted inside our accommodation. If evidence of smoking is found, a deep-cleaning fine of 250 GBP will be charged. 

Security deposits are taken on the understanding that if any damage or need for extra cleaning occurs to the property or the facilities, a fair deduction will be made for the costs of remedial work or purchases. Deductions will be notified to you with reasons and supporting evidence within 14 days of checkout. Refunds will be processed within 14 days subject to bank processing times.
