The accommodation comprises a spacious 3-bedroom Art Deco inspired home designed with both comfort and practicality in mind. The property offers one king bedroom, one double bedroom, and one twin bedroom. The king and double rooms are furnished with a wardrobe, drawers and a desk, while the twin room includes a wardrobe, dressing mirror, and desk. Each bedroom also comes equipped with a hairdryer for guest convenience.
The main family bathroom features modern fittings, complemented by two additional WC toilets for ease of use.
The fully equipped kitchen includes all the essentials such as plates, cutlery, a dishwasher, and a fridge and freezer, air fryer and microwave making it easy to prepare meals during your stay. The inviting living room is furnished with a Smart TV (with Netflix access) and provides the perfect space to unwind.
Additional amenities include WiFi throughout the property, an iron and ironing board, and secure access via a smart lock. For added peace of mind, external CCTV is in operation at the front and rear of the property.

1. Nature of Agreement This booking is a short-term serviced accommodation agreement under a commercial contract. It does not create a tenancy and guests have no tenant rights under housing law. Occupation of the property is granted strictly for the agreed period only.
2. Guest Numbers The booking is limited to the number of guests confirmed at the time of reservation. No additional overnight guests are permitted without prior written approval.
3. Use of the Property The property is provided as short-term serviced accommodation for holiday guests, contractors, and agency bookings. It must not be used as a primary residence or in any way that would establish tenant rights. Parties, events, or loud disturbances are strictly prohibited. Subletting or transferring the booking to any third party without written permission is not allowed.
The lead guest (or booking agency on their behalf) is responsible for ensuring all occupants comply with these Terms & Conditions.
The length of stay is defined in the individual booking confirmation or agency contract and forms part of this agreement.
4. Smoking & Pets The property is strictly non-smoking, including e-cigarettes and vapes. Dogs are welcome but must be declared at the time of booking and kept under control.
5. Security & CCTV For guest safety and property protection, external CCTV is in operation at the front and rear of the property, including garden coverage. No cameras operate inside the property.
6. Care of the Property Guests agree to keep the property, furnishings, and contents in good condition. Any damage, breakages, or excessive cleaning will be charged to the lead guest.
7. Check-in / Check-out Check-in and check-out times must be observed unless otherwise agreed in writing. Late departures may incur additional charges.
8. Termination Failure to comply with these Terms & Conditions may result in immediate termination of the booking without refund. We reserve the right to refuse or cancel a booking if these conditions are not met.
9. Personal Belongings & Vehicles Guests are responsible for the security of their own personal belongings during their stay. We cannot accept liability for loss, theft, or damage to personal property, including vehicles parked on the driveway or surrounding areas. Guests are advised to ensure they have suitable travel or personal insurance in place for the duration of their stay.
10. Events Beyond Our Control We cannot accept responsibility or liability for events beyond our reasonable control that may affect your stay. This includes (but is not limited to) power cuts, internet or service interruptions, roadworks, extreme weather, or other unforeseen circumstances. In such cases, every effort will be made to minimise disruption, but no refunds or compensation will be offered.
