Located in the heart of Edinburgh, this stylish first floor apartment features high ceilings, period features, impeccably decorated in calming hues and the city on your doorstep.

Everything you could want from a city break; the location is second to none - from the Playhouse theatre across the road, to boutique shops, deli's and restaurants on Broughton street. Walking distance from Princes Street, Calton Hill, the Royal Mile, Royal Botanic Garden and the vibrant Leith.

Decorated with a selection of art which is all carefully curated by the owners, an artist and photographer, who take pride in the stylish interior. Music lovers will also notice the exquisite piano which guests who play are welcome to enjoy.

The accommodation comprises:

Large living room with a beautiful piano;
Kitchen with breakfast bar (limited seating) and washer / drier combo;
Dining Room - table seats 6 or more, on four benches (can accommodate more people with a chair at each end);
Master bedroom (kingsize bed) with en-suite shower room;
Twin Bedroom;
Single Bedroom (with additional small single mattress);
Bathroom with shower over bath.

Please note that a shared stairway leads up to the 1st floor property and two steps within the flat. Not suitable for people with mobility difficulties.

The wood-burner and fireplaces are decorative only and not in working order. For your safety, please do not try to use them.

Whilst we welcome younger guests, we require that the lead guest (whom must check in at the property and be present for the duration) is aged 30 years or older.
Late/Early Check in/out charges will apply should the guest want these add ons.

This apartment is not suitable for stag parties, hen parties or young single sex groups or parties.

Payment
The initial booking deposit payment can be made by Credit or Debit Card. The remaining balance can be made by Credit or Debit Card, or Bank Transfer. Please note that we request all bookings valuing over £3,500 be paid via bank transfer.
Bank Transfer - no charge for UK transactions. Non UK - please ensure any bank transfer fees at your end are added to the invoice amount plus bank fees.

To reserve the apartment, a total non-refundable booking deposit of 35% is due upon booking, with the balance 42 days before arrival. If the booking is made within 6 weeks of the arrival date, the balance is due immediately.
After payment of the 10% initial instalment via edlets.com,
25% of the remaining balance is due directly to your property host.

In order to confirm your stay, a deposit of 35% of the full payment (or full payment if booking within 42 days of arrival date) as shown on the confirmation invoice must be paid to us at the time of booking.
This deposit is not refundable in the event of your cancellation or failure to pay on time as set out in our terms and conditions.
The balance of the cost of your stay (the amount shown on the confirmation invoice less the deposit) must be received by us not less than 42 days prior to arrival (or at the time of booking if this date has passed). This date will be shown on the confirmation invoice. If you have not paid in full and on time we reserve the right to treat your booking as cancelled by you. In this case the cancellation charges set out in section 11 below will be payable.
Families with young children need to enquire before booking.
A damage deposit of £650 is due 7 days prior to your stay and will be fully refunded, pending no damage or deductions, 7 days after your departure.
