The accommodation comprises:
Living room like the main bedroom has two windows facing onto the street. There is a traditional fire place, 2 sofas, a good selection of books, DVDs, games and a large TV for when you need a night in to relax. The TV has HDV and an internet connection;
Main bedroom has king-size bed, and lots of wardrobe space and 2 large windows facing south-east;
Second bedroom can be arranged with 2 singles or the beds fitted together to make 1 large double. This room is away from the street and looks out on to gardens at the back of the property;
Kitchen is modern and well equipped with modern appliances, cooking pots and utensils;
Utility room is annex off the kitchen and there is a cupboard which houses the washing machine and tumble dryer;
Bathroom is tiled throughout in bright orange tiles which make it feel warm and inviting. There is a separate shower in the bathroom;
Second toilet off the hall.
An air bed can be provided for the fifth guest and can be placed in any of the sizable rooms, even the bathroom if one is so inclined!

Opposite the hub of the Traverse Theatre, Usher Hall & Lyceum Theatre and close the Filmhouse and Cameo Cinemas - perfect for discerning film buffs and theatre patrons.
Cambridge Street is not far from the University or where many of the students like to live and it is conveniently located for the Conference Centre.
From the main entrance the Castle dominates the view to the east and it is only a short walk to the Royal Mile to visit the Castle. Cambridge Street is ideally place to explore both the Old Town and the New Town and there are good selections of restaurants to suit all tastes and budgets from the Michelin star 'Castle Terrace Restaurant' to the Italian pizzerias on Lothian Road.
Check in/out Check-in is between 4p.m. and 10p.m. on the day of arrival. Check-out time is before 10.30 a.m. on the day of departure. Please contact us as soon as your travel arrangements are confirmed (and at least three days prior to your arrival) to confirm the expected time of arrival with us. Arrivals at antisocial times (from 10 p.m. onward) and late departures to 12:00 p.m. may incur a modest fee of £25. We offer both face-to-face and contactless check-in options.
Payment of balance If the booking is placed more than 250 days prior to arrival, the guest will initially be charged 10% of the total rental fee. Once the booking is within 250 days, the guests will be charged 50 % of the remaining balance which will be required to be paid at latest 120 days prior to arrival. The remainder of the balance will be charged 56 days prior to arrival. If the booking is placed within 56 days of the arrival date the full balance will be required to be paid.
Security deposit A refundable security deposit of £250 will be required for your booking to ensure that no damage is done to the property or its contents.
Coronavirus cancellation policy (for arrivals before 30th September 2021) Due to the Corona virus pandemic we have offered a more relaxed cancellation policy for bookings up until 30th September 2021. Under this policy guests will be entitled to a full refund if they are forced to cancel their trip due to government coronavirus restrictions. If the guests should cancel for any other reasons prior to 30th September 2021 the following conditions apply:
Cancellation over 15 days prior to arrival - Guests will receive a full refund minus a £30 admin fee. Cancellation within 15 days of arrival - Guests will be charged in full.
Standard cancellation policy (for arrivals after 1st October 2021) The initial instalment of 10% is non-refundable. Over 6 months prior to arrival - Guests will receive a full refund of the remaining balance minus a £50 admin fee. Up to 56 days prior to arrival - Guests will be charged 25% of the rental fee. 55 -30 days prior to arrival - Guests will be charged 50% of the rental fee. 29 days or less - Full rental fee will be charged
