    Apartments: Circus Lane 2 Bedroom

    A charming two bedroom semi-detached home in a picturesque lane close to St Stephen's Church, which is situated at the boundary between the New Town (actually over two and a half centuries old) and neighbouring Stockbridge. Guests have all the usual city-centre conveniences while retaining the feel of a quiet residential retreat.

    The accommodation comprises:

    The property has its own main door, and stepping inside leads you to the hallway and spiral stairs to the upper rooms.
    On the ground floor is the utility room, and main bedroom with en-suite shower room. The bedroom is on the south side and catches sun from mid-afternoon to late evening; it is also away from the sound of any traffic which might pass through the lane.

    In the bedroom there is a TV and digital radio, and ample storage in the chest of drawers and wardrobe. The abundance of wood, paintings of the Orkney Islands, and the profusion of light from the window and glazed door imbue this space with an organic and uplifting vibe.

    The utility room adjoining the entrance lobby is equipped with a washing machine and tumble dryer, with a pulley and clothes horse conveniently located alongside.

    The upper floor has a double bedroom with a chest of drawers. Both bedrooms have hairdryers.

    At the turn on the upper landing is the bathroom with fitted bath, from which the lobby leads on to the kitchen and sitting room. A skylight in the kitchen brightens the space, which contains a dishwasher and raised microwave in addition to the essential facilities, making it a great space for cooking.

    The sitting room has a wooden dining table seating four in front of the window over the street. This room is decorated in sunset tones matching the painting on the far wall, and has a plush recliner and red sofa with petal-laced matching cushions, flanked by heart-shaped and solar-patterned coffee tables. A flat screen TV with DVD player and an iPod speaker dock occupy the unit in the far corner, while a bookshelf stocked with a range of titles caters for many interests.

    About the location (New Town, Edinburgh)

    Circus Lane itself is on a straight from Princes Street, and so you haven't far to go if you want the biggest and best retail experience on offer, as well as access to the Old Town. If the more relaxed pace of boutiques and charity shops is more your thing, you need only cross the street, and as the New Town also offers a good selection of pubs, cafes and restaurants, all the ingredients for a satisfying stay are to be had here.

    Check in/out
    Check-in is between 4p.m. and 10p.m. on the day of arrival.
    Check-out time is before 10.30 a.m. on the day of departure.
    Please contact us as soon as your travel arrangements are confirmed (and at least three days prior to your arrival) to confirm the expected time of arrival with us.
    Arrivals at antisocial times (from 10 p.m. onward) and late departures to 12:00 p.m. may incur a modest fee of 25.
    We offer both face-to-face and contactless check-in options.

    Payment of balance
    If the booking is placed more than 250 days prior to arrival, the guest will initially be charged 10% of the total rental fee.
    Once the booking is within 250 days, the guests will be charged 50 % of the remaining balance which will be required to be paid at latest 120 days prior to arrival.
    The remainder of the balance will be charged 56 days prior to arrival.
    If the booking is placed within 56 days of the arrival date the full balance will be required to be paid.

    Security deposit
    A refundable security deposit of 200 will be required for your booking to ensure that no damage is done to the property or its contents.

    Cancellation policies

    Coronavirus cancellation policy (for arrivals before 30th September 2021)
    Due to the Corona virus pandemic we have offered a more relaxed cancellation policy for bookings up until 30th September 2021. Under this policy guests will be entitled to a full refund if they are forced to cancel their trip due to government coronavirus restrictions.
    If the guests should cancel for any other reasons prior to 30th September 2021 the following conditions apply:

    Cancellation over 15 days prior to arrival - Guests will receive a full refund minus a 30.00GBP admin fee.
    Cancellation within 15 days of arrival - Guests will be charged in full.

    Standard cancellation policy (for arrivals after 1st October 2021)
    The initial instalment of 10% is non-refundable.
    Over 6 months prior to arrival - Guests will receive a full refund of the remaining balance minus a 50.00GBP admin fee.
    Up to 56 days prior to arrival - Guests will be charged 25% of the rental fee.
    55 -30 days prior to arrival - Guests will be charged 50% of the rental fee.
    29 days or less - Full rental fee will be charged

    (Please consider obtaining personal holiday insurance to cover this and other potential losses)

    This apartment accommodates a maximum of 4 guests.
    No unregistered guests are allowed to visit or stay overnight.
    Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
    Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone's property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
    No pets are allowed.
    Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
    Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment or outside the apartment building.
    Access to the back garden is not permitted.
