Apartments: Cosy And Peaceful With Private Garden

This is a peaceful, sunny and welcoming flat, with a private garden, in a conservation area close to the city centre. There are excellent bus connections, and cafes and shops within 5 minutes walk. Holyrood park, Holyrood Palace and parliament are a 15 miute walk away. Princes Street is a 15 minute walk or 5 minute bus ride.

This is our family home, so it feels comfortable and cozy. We can provide any essentials for travelling with kids on request.

The accommodation comprises:

The property is a two floor maisonette, occupying the first and second floors of the building. There is a flight of stairs to reach the front door. Beside the stairs is our private garden with table, chairs and clothesline.

Note: Our licence permits 4 people but an extra person is allowed if they are under 10. If you're not sure if we can accommodate your group just get in touch!

Downstairs (first floor):

The kitchen is spacious, containing a dining table and comfy sofa. The kitchen is fully equipped for cooking. Appliances include a dishwasher, microwave, kettle, toaster, oven, hob, fridge and freezer. We can also provide a high chair.

The living room boasts a piano, many books, and a sofa which can turn into an extra comfy, firm double sofa bed. We can also provide toys and children's books.

Upstairs (second floor):

A light-filled bathroom with a bath and electric shower. We can provide child's toilet seat, potty and step.

A small bedroom with a single bed and chest of drawers.

A large bedroom with king size bed (on the firm side), clothes storage, armchair and more books. We can provide a travel cot on request.

About the location (Abbeyhill, Edinburgh)

Views/Outlook

We are on a quiet street in a conservation area. The views are of houses and gardens.

Accessibility
Property is accessed via a flight of stairs. The stairs inside the flat are steeper than normal due to the age of the building.

Payment
Full payment of the total is due on booking and is non refundable policy.
A deposit will be required on booking.
