Farther ahead is the well-equipped and spacious kitchen-cum-dining room, which has 2 cookers (1 modern; both with hobs and ovens), a fridge-freezer with ice and water dispensers, a microwave and a dishwasher. The breakfast bar seats 4 and the dining table 8, while the various units provide ample storage space.
The sitting room caters to all your entertainment needs with its flatscreen TV, Wi-Fi hub, Blu-ray player and selection of DVDs. A twin room completes the upper level.
On the lower floor is the master bedroom with a King-size bed, a fireplace, and an ensuite bathroom equipped with a heated towel rail and a shower over the bath. Along from the utility room, which contains the washing machine and tumble dryer, are second shower and twin rooms.
There is no parking with this apartment, but parking shouldn't be necessary given its central location.

Situated in Edinburgh's New Town, a UNESCO World Heritage Site renowned as a paradigm of city planning and for its neo-classical and Georgian architecture dating from the 18th and 19th centuries, the property is within easy walking distance of all the amenities to be found on the area's 2 most famous streets, George Street and Princes Street. Access is via the flight of stairs extending to the patio from the street above.
This holiday home is located in Edinburgh's prestigious New Town, just a short stroll from the city centre and all the capital's world-renowned tourist attractions. If guests tire of urban living, they can enjoy a pleasant stroll through Inverleith Park or the Royal Botanic Gardens, also just a ten-minute walk away. Paid on-street parking is free from 5.30 p.m until 8.30 a.m on weekdays and free on weekends.
Check in/out Check-in is between 4p.m. and 10p.m. on the day of arrival. Check-out time is before 10.30 a.m. on the day of departure. Please contact us as soon as your travel arrangements are confirmed (and at least three days prior to your arrival) to confirm the expected time of arrival with us. Arrivals at antisocial times (from 10 p.m. onward) and late departures to 12:00 p.m. may incur a modest fee of £25. We offer both face-to-face and contactless check-in options.
Payment of balance If the booking is placed more than 250 days prior to arrival, the guest will initially be charged 10% of the total rental fee. Once the booking is within 250 days, the guests will be charged 50 % of the remaining balance which will be required to be paid at latest 120 days prior to arrival. The remainder of the balance will be charged 56 days prior to arrival. If the booking is placed within 56 days of the arrival date the full balance will be required to be paid.
Security deposit A refundable security deposit of £250 will be required for your booking to ensure that no damage is done to the property or its contents.
Coronavirus cancellation policy (for arrivals before 30th September 2021) Due to the Corona virus pandemic we have offered a more relaxed cancellation policy for bookings up until 30th September 2021. Under this policy guests will be entitled to a full refund if they are forced to cancel their trip due to government coronavirus restrictions. If the guests should cancel for any other reasons prior to 30th September 2021 the following conditions apply:
Cancellation over 15 days prior to arrival - Guests will receive a full refund minus a £30 admin fee. Cancellation within 15 days of arrival - Guests will be charged in full.
Standard cancellation policy (for arrivals after 1st October 2021) The initial instalment of 10% is non-refundable. Over 6 months prior to arrival - Guests will receive a full refund of the remaining balance minus a £50 admin fee. Up to 56 days prior to arrival - Guests will be charged 25% of the rental fee. 55 -30 days prior to arrival - Guests will be charged 50% of the rental fee. 29 days or less - Full rental fee will be charged

This apartment accommodates a maximum of 6 guests. No unregistered guests are allowed to visit or stay overnight. Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood. Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone's property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited. No pets are allowed. Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m. Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment or outside the apartment building. Access to the back garden is not permitted.
