This 3 bedroom garden apartment combines the charm and grandeur of Victorian architecture with the comfort and luxury of modern living.

The Accommodation comprises:

Entrance hall, sitting/dining room with coal effect fire, fully equipped kitchen, king-size bedroom and ensuite with shower, WC and WHB, super-king/twin bedroom with zip-link beds and access to sun/breakfast room, ensuite with shower, WC and WHB, twin bedroom, bathroom with bath and shower attachment, WC and WHB.

The magnificent sitting room is full of period charm and is a wonderful room to sit and relax or enjoy meals round the dining table. TV, DVD, coal effect fire, broadband internet connection are all included.

Three luxury bedrooms, two of which have ensuite shower rooms, are spacious and tastefully furnished, and a sunroom/breakfast room accessed through one of the bedrooms is a delightful room in which to enjoy morning coffee regardless of the weather.

The kitchen is well equipped with top of the range appliances dishwasher, washing machine, fridge freezers, microwave, gas hob and electric oven, and together with a family bathroom the accommodation is well suited for a very comfortable holiday. The apartment has the added benefit of a lovely outside seating area complete with garden furniture.

There is a designated parking space for one car.

About the location.

Located on a quiet street just five minutes walk from Princes Street and the centre of Edinburgh, this apartment provides an excellent base for families or groups of friends.

Edinburgh has something for everyone. Kids will love the outstanding Edinburgh Zoo, Edinburgh Castle, the Wax Museum or perhaps a ghost tour round the cobbled streets and closes of the historic old town. For lovers of culture there are many museums, galleries and theatres to be visited and during the month of August the city welcomes visitors from all over the world for the Edinburgh Festival and associated Fringe Festival. Guests can easily explore Edinburgh on foot, from the medieval old town with its many historic buildings of interest, to the New Town.

Terms.

Payment
To reserve the apartment, a total non-refundable booking deposit of 25% is due upon booking, with the balance 42 days before arrival. If the booking is made within 6 weeks of the arrival date, the balance is due immediately.

A £200 or £250 security deposit is due with the balance. This is returned in full, 7 working days after the end of the stay, provided there are no breakages.

The initial booking deposit payment can be made by Credit or Debit Card. The remaining balance can be made by Credit or Debit Card, Bank Transfers or Cheques.

Please note that for the remaining balance, there is a 2.5% credit card or a 50p debit card charge. Bank Transfer - no charge for UK transactions. Non UK - please ensure any bank transfer fees at your end are added to the invoice amount plus a flat rate of £7.00 for the transaction fee from our bank. Cheque - we may not be able to accept cheques where the date of arrival is within 2 weeks.

Cancellation Terms
The initial deposit is non-refundable.
Cancellation with 6 weeks till check in - the initial booking deposit and 5% of the balance are retained.
Cancellation with 4 weeks till check in - the initial booking deposit and 10% of the balance are retained.
Cancellation with 3 weeks till check in - the initial booking deposit and 40% of the balance are retained.
Cancellation with 2 weeks till check in - the initial booking deposit and 80% of the balance are retained.
Cancellation with 1 weeks till check in - the initial booking deposit and 100% of the balance are retained.
