Purpose built, these modern studio apartments offer affordable accommodation for guests to Edinburgh during the summer months, whilst catering for students throughout the rest of the year.

The accommodation comprises:
Studio apartment with study and kitchen areas.
The kitchen area comes equipped with cooker, fridge freezer, microwave, kettle and toaster, crockery, cutlery and glassware, pots, pans, kitchen utensils, and a tea towel.
The sleeping area has a small double (4ft) bed complete with all bed linen, bath & hand towels, as are duvet and pillows (changed on a weekly basis).
About the location (Fountainbridge, Edinburgh)
Based in the Fountainbridge area, there is a Sainsburys grocery store is located onsite at the accommodation so that you can stock up on any essential food supplies.
Located directly opposite the Fountain Park Leisure Centre, which boasts a cinema, gym, tenpin bowling alley and a range of restaurants, bars and pubs.
The properties are also a short walk to the Old Town and City Centre with plentiful buses passing into the centre.
<b>Check-in/Check-out</b><br />You can check in from 16:00 on your arrival day and check out is by 10:00. This is to give us enough time to prepare the room for the arrival of new guests.The reception is open until 19:00 (7pm) however later arrivals can be accommodated by prior arrangement. <br /><br /><b>Smoking policy</b><br />Smoking (including vaping) is strictly not permitted in the rooms or anywhere on university property. There are designated external smoking areas. Please ask at reception if you cannot locate it. <br /><br /><b>Children/Infants</b><br />Please note we cannot provide cots, rollaway beds or highchairs, any items needed should be brought by guests.<br /> Children under 16 are permitted to stay in their own room, though you must be at least 18 years old to make a booking with us. Standard charges apply. <br /><br /><b>Laundry</b><br /> There are onsite laundry facilities for washing/ drying. Laundry cards are available from reception. Ironing boards and irons and hairdryers can be borrowed from reception, subject to availability. <br /><br /><b>Beds</b><br />All rooms are furnished with small double beds (4ft wide), so best suited to single occupancy. <br /><br /><b>Pet policy</b><br />We are unable to accommodate pets in the flats. Guide Dogs are welcome but must be disclosed at the time of booking.<br /> <br /><b>Stag and Hen groups</b><br />Sorry, we regret that we are unable to accept stag or hen groups at this accommodation.<br /> <br /><b>Payment and cancellation terms</b><br />Full balance is due 42 days in advance of arrival. All payments are non-refundable in the event of cancellation.
