It was fine.

Myself and four other friends stayed at this location for the Edinburgh Fringe festival most of the month of August this year and our stay was okay.

Something to note is that the photos in the listing are misleading. There are not three bathrooms. There is one extremely small toilet and two showers. The photos make it appear as if there’d be a toilet in one of the shower rooms, but there is not.

The washing machine was a lifesaver to have during our stay, there were drying racks and other amenities you’d expect a vacation home to provide, however, for the price I don’t believe this was worth the value.

The flat was not up to normal living standards before we arrived. The kitchen cabinets interior and exterior and all the dishware therein had a thin layer of grease and dust on them. An interior door fell off its hinges within days of regular use and one of the showers was clearly unused and did not drain properly. That said the on-site employee, Guardial, was very helpful and accommodating and fixed everything as soon as it was brought to his attention.

The location was excellent. No more than a 15 min walk to the more popular spots in Edinburgh. That said it is on a main street and the rooms that face that street hear ambulances going by multiple times a day.

All in all the apartment itself was fine and functioned for what we needed it for. And understanding that most properties are marked up for Fringe, it still felt overpriced for the disheveled nature of the flat.

The main issue we had with this flat was the communication leading up to our stay which was unhelpful and frustrating at its best. My main point of communication after booking with Edlets was an employee of the property management company named Louise. I began communicating with Louise in December 2024 and routinely I would need to email Louise questions multiple times over weeks long periods since she’d only manage to answer one question in her reply if she replied at all. She was often away from email for long periods of time and would not pass on communications between myself and Guardial who I’ll reiterate, unlike Louise, was exceptionally helpful and a delight. I marked the service rating as average since Guardial was so helpful and Louise was so unhelpful.

Overall, our stay was fine. Could’ve been worse. Absolutely could have been better. If I’d paid less or we didn’t have to deal with the inconveniences we faced, I think I would be less salty.
