    A tasteful and elegant self-catering 2 bedroom apartment on the first floor of a traditional Georgian building in an affluent New Town street.

    The property is tastefully decorated throughout, with a bright yet calming colour scheme and various bespoke furnishings.

    A great offering for visitors to Edinburgh. The apartment is as classy as it is comfortable and equipped with all the conveniences you'd expect from a modern Edinburgh home.


    The accommodation comprises:


    The vestibule confers access to all the apartment's main rooms, starting with the master suite on the immediate left, which boasts a walk-in wardrobe and en-suite shower room. Just around the corner and also accessed from the vestibule is the immaculate bathroom with shower over the bath.

    Directly opposite the entrance to the property are doors leading onto the kitchen-cum-dining room on the left and the sitting room on the right, with double doors connecting the two down the middle. The kitchen-cum-dining room is brightly lit from its floor-to-ceiling sash windows, under which resides a large wooden dinner table for six. A range cooker, dishwasher and washing machine bolster the essential facilities available in this space.

    The neighbouring sitting room is even more expansive and ideal for regaling guests on its three sofas, or enjoying a hot brew on the coffee table beside the two large windows overlooking the street.

    Off the right of the lobby is the second double bedroom, which has a hanging rail for clothes storage and corniced ceilings like those in the sitting room. Other nice details include the striking bedside stands in metal filigree, nicely counterpointing the elaborate bedframe.

    Located in Edinburgh's prestigious and central New Town it is in an excellent position from which to explore Edinburgh, being less than 10 mins walk from both Princes street, with its city centre shopping and the delightful Stockbridge Area. Stockbridge being full of great restaurants, cafes, gourmet food shops, boutiques and bars.

    Terms


    Check in/out
    Check-in is between 4p.m. and 10p.m. on the day of arrival.
    Check-out time is before 10.30 a.m. on the day of departure.
    Please contact us as soon as your travel arrangements are confirmed (and at least three days prior to your arrival) to confirm the expected time of arrival with us.
    Arrivals at antisocial times (from 10 p.m. onward) and late departures to 12:00 p.m. may incur a modest fee of £25.
    We offer both face-to-face and contactless check-in options.

    Payment of balance
    If the booking is placed more than 250 days prior to arrival, the guest will initially be charged 10% of the total rental fee.
    Once the booking is within 250 days, the guests will be charged 50 % of the remaining balance which will be required to be paid at latest 120 days prior to arrival.
    The remainder of the balance will be charged 56 days prior to arrival.
    If the booking is placed within 56 days of the arrival date the full balance will be required to be paid.

    Security deposit
    A refundable security deposit of £250 will be required for your booking to ensure that no damage is done to the property or its contents.

    Cancellation policies

    Coronavirus cancellation policy (for arrivals before 30th September 2021)
    Due to the Corona virus pandemic we have offered a more relaxed cancellation policy for bookings up until 30th September 2021. Under this policy guests will be entitled to a full refund if they are forced to cancel their trip due to government coronavirus restrictions.
    If the guests should cancel for any other reasons prior to 30th September 2021 the following conditions apply:

    Cancellation over 15 days prior to arrival - Guests will receive a full refund minus a £30 admin fee.
    Cancellation within 15 days of arrival - Guests will be charged in full.

    Standard cancellation policy (for arrivals after 1st October 2021)
    The initial instalment of 10% is non-refundable.
    Over 6 months prior to arrival - Guests will receive a full refund of the remaining balance minus a £50 admin fee.
    Up to 56 days prior to arrival - Guests will be charged 25% of the rental fee.
    55 -30 days prior to arrival - Guests will be charged 50% of the rental fee.
    29 days or less - Full rental fee will be charged

    Restrictions
    Sorry, pets and stag or hen parties are not permitted in this apartment.
