    Whilst retaining the original charm of the property, the apartment's modern design incorporates many high quality finishes. These include the superb fully fitted open plan kitchen with marble worktops to the lounge/dining room, ideal for entertaining and relaxing with beautiful oak flooring. The bathrooms have Porcelanosa sanitary ware and marble finishes.

    The apartment has a designated parking space and there are several visitor parking spaces.

    This secluded house, with its historic orchard, was sympathetically converted in 2012 to form this stunning town centre retreat. The property is situated only a short walk from the main shopping facilities, restaurants, St Andrews Cathedral, Castle and is approximately a ten minute walk to the Old Course.

    The historic town of St Andrews is without doubt one of the most popular locations in Britain. St Andrews is home to the Royal and Ancient Golf Club and the famous Old Course, host to many Open Championships. Its amenities include Scotland's oldest University, founded in 1413, beautiful award winning beaches, historic buildings and a wide variety of specialist shops and restaurants.

    Terms


    After payment of the initial 10% via edlets.com, a further non-returbable 30% is payable directly to your property host on confirmation. Failure to pay this within 7 days will result in your booking being cancelled and any funds paid to date being forfeit.

    The remaining balance is due 8 weeks prior to arrival (or immediately if within this period).

    If you cancel your booking (must be done via e-mail) and we are able to re-let the property, then you will be refunded the final letting price (which may be less than you paid) less the initial instalments and administrative fee of 75GBP.

    Cancellation insurance is not compulsory but we strongly recommend such insurance to protect against the cancellation penalty.

    Your holiday house will be ready for you by 4 pm on the day of arrival (earlier arrivals are strictly by arrangement only).
    Please note that departure is by 10.00 on your final day (again, later departures are strictly by arrangement only).

    On departure, you are requested to leave the accommodation in a clean and tidy condition. This includes washing up, dishwasher emptied, placing rubbish in bin liners and putting in outside bins, ensuring ovens (and barbecue if appropriate) are clean and free from grease and beds which have been used stripped if at all possible.

    We reserve the right to make a charge of £75 for extra cleaning if the accommodation is not left in a satisfactory condition.

    The number of persons occupying a property must not exceed the maximum number stipulated and agreed on at the time of booking. We reserve the right to terminate the hire without notice if this condition is breached. Children over the age of 2, not sleeping in a travel cot, count towards the total number of guests. Guests are welcome to visit but must not stay overnight.

    Clients are reminded that this house is strictly non-smoking. All traces of smoking must be removed from patios/gardens etc by the hirer by the end of their occupancy. A charge of £200 will be made for deep cleaning of the property if any guest smoke in the property.

    Sorry but no pets are allowed.

    We reserve the right to ask for payment of a security deposit with the balance of rental. This is held in case of unreported breakages, loss or damage to items within the property together with any excess cleaning or refuse disposal required after occupancy.
