Just refurbished, this compact apartment is located on Rutland Square, a beautiful and peaceful, yet extremely central part of the city.
Currently there is a mobile internet hotspot with a set allowance which will suffice for checking email and basic web browsing, but not downloading or streaming video or other large files.
The accommodation comprises:
Sitting room / double bedroom (bed stores away through the day); Shower room with electric power shower; Kitchenette with boiling tap (instead of kettle), steam/convection microwave-cooker, fridge and two-pan induction hob; sitting room with utility cupboard housing a washing machine and small dishwasher.
There is a dining table for two plus an additional two chairs. The windows are shuttered and have curtains for heat and noise insulation. There is a TV and a hairdryer also. The flooring is wooden throughout with granite worktops in the kitchen.
The apartment also contains a hoover, iron and ironing board, plus two sets of drawers and a hanging wardrobe for clothes storage.
About the location (New Town, Edinburgh)
Rutland Square is a peaceful yet very central location, just 250 yards from Princes Street.
A wide array of cafes, bars, restaurants and pubs serving fine international cuisine and traditional Scottish and British food is available within a 10-minute walk from the accommodation. Several supermarkets and convenience shops are also located within a 15-minute walk from the apartments.
Check in/out Check-in is between 4p.m. and 10p.m. on the day of arrival. Check-out time is before 10.30 a.m. on the day of departure. Please contact us as soon as your travel arrangements are confirmed (and at least three days prior to your arrival) to confirm the expected time of arrival with us. Arrivals at antisocial times (from 10 p.m. onward) and late departures to 12:00 p.m. may incur a modest fee of £25. We offer both face-to-face and contactless check-in options.
Payment of balance If the booking is placed more than 250 days prior to arrival, the guest will initially be charged 10% of the total rental fee. Once the booking is within 250 days, the guests will be charged 50 % of the remaining balance which will be required to be paid at latest 120 days prior to arrival. The remainder of the balance will be charged 56 days prior to arrival. If the booking is placed within 56 days of the arrival date the full balance will be required to be paid.
Security deposit A refundable security deposit of £200 will be required for your booking to ensure that no damage is done to the property or its contents.
Cancellation policies
Coronavirus cancellation policy (for arrivals before 30th September 2021) Due to the Corona virus pandemic we have offered a more relaxed cancellation policy for bookings up until 30th September 2021. Under this policy guests will be entitled to a full refund if they are forced to cancel their trip due to government coronavirus restrictions. If the guests should cancel for any other reasons prior to 30th September 2021 the following conditions apply:
Cancellation over 15 days prior to arrival - Guests will receive a full refund minus a £30 admin fee. Cancellation within 15 days of arrival - Guests will be charged in full.
Standard cancellation policy (for arrivals after 1st October 2021) The initial instalment of 10% is non-refundable. Over 6 months prior to arrival - Guests will receive a full refund of the remaining balance minus a £50 admin fee. Up to 56 days prior to arrival - Guests will be charged 25% of the rental fee. 55 -30 days prior to arrival - Guests will be charged 50% of the rental fee. 29 days or less - Full rental fee will be charged
