Spacious 2-bedroom ground floor flat in EH6 (Easter Road), available while we're abroad in August.

Two double bedrooms, large living room, kitchen, bathroom and private front & back gardens. Buses outside, tram 5 mins away; Waverley 15 mins, George Square 25 mins.

Sleeps 4 max (no parties). This is our home, not a typical holiday let, s we're looking for respectful guests who will take care of it.

Welcome to our spacious and characterful ground-floor flat in a classic Victorian tenement in the heart of Leith.

We're opening our home while we're away and hope you'll enjoy it as much as we do. This is our much-loved home rather than al dedicated holiday let, so it's fully equipped for comfortable everyday living and best suited to considerate guests who will treat it with care.

The flat comfortably sleeps up to four guests across two flexible bedrooms. The main bedroom has a double bed, while the second bedroom can be arranged to suit your group with a sofa bed and a day bed that can be set up as either a single or a double. It also includes a height-adjustable standing desk and monitor, providing a comfortable workspace if you need to work during your stay.

The generous living room is the perfect place to relax after a day exploring Edinburgh or enjoying the festivals. It features two comfortable sofas, a Smart TV (guests are welcome to sign in to their own streaming accounts), surround sound, and a dining table seating four.

The spacious, fully equipped kitchen has everything you need to cook at home, while the adjoining utility room includes a washer-dryer and dishwasher. From here, step out onto the private terrace, which enjoys the morning sun and has outdoor seating-an ideal spot for breakfast or a coffee before heading out for the day.

The flat retains many original Victorian tenement features, adding character and charm to the home.

Guests have access to the entire property, with the exception of two locked cupboards where we'll store our personal belongings during your stay.

Located on Easter Road in vibrant Leith, the flat is surrounded by excellent cafes, restaurants and pubs. Direct buses stop just outside the door, the tram is a five-minute walk away, and Edinburgh city centre can be reached in around 15 minutes, making it an excellent base for festival visitors and exploring the city.
