    A delightful double-storey luxury lodge with three bedrooms and can cater for up to eight guests.

    As a result, it is the perfect choice for families or groups looking for self- catering accommodation in Fife.

    This modern, spacious property is great for special occasions or Scottish weekend breaks in the countryside. Furthermore, this stunning accommodation is just a stone's throw from St Andrews!

    The accommodation comprises:

    On the ground floor of this delightful lodge, you'll find a spacious open plan kitchen/dining area and separate cosy living area. Also, there is a WC, airy hallway, and a bedroom with an en-suite double shower room.

    In the large airy kitchen you can enjoy a meal with friends amidst the natural light streaming through huge windows. Furthermore, the kitchen boasts all of the modern conveniences needed for a family get together. In fact, there are two handy dishwashers to save any arguments about who is doing the washing up! As well as this there is a sleek range oven with hob and hood, and the American-style double fridge/freezer (with water cooler and ice maker). A perfect place to store your delicious local supplies!

    In the living area, cosy sofas and armchairs invite you to sink into them and relax. Here you can sit back and watch a DVD on the flatscreen TV. Also, free Wifi is handy if you want to research the area's fascinating attractions. As well as all this, there is a small library collection if you're looking for some quiet time to curl up with a book. Floor-to-ceiling glass sliding doors allow natural light to pour into the living area. From here, step outside on to the patio and soak up the views of the Fife countryside.

    All of our bedrooms have the option of twin or super-king-size beds. Tartan scatter cushions, throws, and blinds add a splash of colour and taste of Scotland to the surroundings. Wooden bedside tables and lamps create a soothing, warm ambience, ready for a restful night's sleep.

    The large master bedroom has a sofa bed and space for a cot, making it great for families. And there's an en-suite shower room for added convenience. The other two bedrooms also have modern en-suite shower or bathrooms, so there is never a queue for the bathroom!

    Near St Andrews in Fife, where you'll find a wonderful selection of local attractions and things to do. St Andrews is famously 'the home of golf' and keen golfers come from all over the world to play here.

    Fife offers the most stunning coastal walks for all ages and abilities. Not to mention amazing sightseeing tours, brilliant family days out, fishing, cycling, the list of attractions and activities just goes on!

    One visit and we are sure youall love the enchanting Kingdom of Fife just as much as we do.

    An non-returnable instalment of 30% (subject to a minimum of 100GBP) of the balance is payable immediately after booking.
    The balance of the rental is payable eight weeks prior to arrival.
    For bookings made less than eight weeks in advance, the total balances payable on booking.

    Payment can be made by debit or credit card online, by bank transfer or by cheque.

    In the event that you have to cancel, our cancellation policy is as follows:
    Up to 8 weeks prior to your arrival, and funds paid to date will be forfeited.
    Within 8 weeks prior to your arrival, the full balance will be taken and is non refundable and non transferable.
    We strongly recommend that you take out holiday cancellation insurance to protect against unforeseen circumstances.

    Your lodge will be ready for you by 4 pm on the day of arrival and must be vacated not later than 10 am on the day of departure. Early arrival and later departure are by prior arrangement only. Please note that late departure will incur a charge of 45GBP per hour, which will be charged to your credit/debit card.
    We will be available on site to meet you between the hours of 4 pm and 6 pm on your arrival date.
    If arriving outside of these times please contact us as soon as possible to advise, and to make alternative arrangements for keys to be collected.

    The number of persons occupying a property must not exceed the maximum number stipulated and agreed on at the time of booking.
    Children over the age of 2, not sleeping in a travel cot, count towards the total number of guests.
    Guests are welcome to visit but must not stay overnight.

    Clients are reminded that all of the lodges are strictly non-smoking to ensure the comfort of all our guests.
    All traces of smoking must be removed from patios/gardens etc by the hirer by the end of their occupancy.
    Anyone found to have been smoking in the lodges will be charged a fee of up to 200GBP for a deep clean to remove the smell of smoke for fellow guests.

    Credit card details will be held in lieu of a refundable security deposit, or ask for payment of the security deposit with the balance of rental.
    This is held in case of unreported breakages, loss or damage to items within the property together with any excess cleaning or refuse disposal required after occupancy.

    No pets or animals are permitted on the premises.
    Anyone found to have pets in lodges will be charged a fee of up to 200GBP for a deep clean for the comfort of future guests.
