    A superbly appointed six-bedroomed Victorian house situated in the charming area between Morningside and Marchmont, and just south of the lovely Bruntsfield Links park and The Meadows.

    Includes parking for up to 5 cars and Apple TV.

    The impressive hallway leads off to an extensive ground floor comprising a beautiful drawing room, modern dining area with bespoke dining table, family sitting room, children's play room, utility room, shower room and culminating in a stunning modern kitchen which leads out to the garden through patio doors.

    The kitchen is fully equipped with everything you could need for your family holiday including two ovens, large fridge/freezer, wine fridge, Nespresso coffee machine, two dishwashers and top of the range gas hob. There is dining space in the kitchen for up to ten guests.

    On the half-landing is a study equipped with a PC for guests' use, and an extensive library of books. The study leads on to an exquisitely decorated double bedroom and a shower room with feature star lighting above the shower.

    The first floor of the spacious property leads to 5 bedrooms and one large family bathroom which is immaculately finished in marble. The bedrooms are all impeccably decorated to the highest standard. One double bedroom (can be made up as a twin), two twin rooms, one single room and an impressive king-sized master bedroom with large bay window are all presented flawlessly, each with its own unique style.

    The detached house has a vast driveway with parking for up to 5 cars, and a delightful back garden with a summer house, children's slide and climbing frame, tree swing, garden furniture and a barbecue.

    Whilst we welcome younger guests, we require that the lead guest (whom must check in at the property and be present for the duration) is aged 30 years or older.
    Late/Early Check in/out charges will apply should the guest want these add ons.

    We reserve the right to vet all guests.

    This apartment is not suitable for stag parties, hen parties or young single sex groups or parties.

    Payment
    The initial booking deposit payment can be made by Credit or Debit Card. The remaining balance can be made by Credit or Debit Card, or Bank Transfer. Please note that we request all bookings valuing over 3,500 be paid via bank transfer.
    Bank Transfer - no charge for UK transactions. Non UK - please ensure any bank transfer fees at your end are added to the invoice amount plus bank fees.

    To reserve the apartment, a total non-refundable booking deposit of 35% is due upon booking, with the balance 42 days before arrival. If the booking is made within 6 weeks of the arrival date, the balance is due immediately.
    After payment of the 10% initial instalment via edlets.com,
    25% of the remaining balance is due directly to your property host.

    In order to confirm your stay, a deposit of 35% of the full payment (or full payment if booking within 42 days of arrival date) as shown on the confirmation invoice must be paid to us at the time of booking.
    This deposit is not refundable in the event of your cancellation or failure to pay on time as set out in our terms and conditions.
    The balance of the cost of your stay (the amount shown on the confirmation invoice less the deposit) must be received by us not less than 42 days prior to arrival (or at the time of booking if this date has passed). This date will be shown on the confirmation invoice. If you have not paid in full and on time we reserve the right to treat your booking as cancelled by you. In this case the cancellation charges set out in section 11 below will be payable.
    A damage deposit of 1000 is due 7 days prior to your stay and will be fully refunded, pending no damage or deductions, 7 days after your departure.

    Cancellation Charge:
    Initial payment is non refundable
    More than 6 weeks till arrival deposit payment only
    Between 6 & 3 weeks till arrival deposit payment + 50% of accommodation price
    Less than 3 weeks till arrival deposit payment + 100% of accommodation price
