Upstairs offers 3 king bedrooms, including a master ensuite, a twin room, modern kitchen, lounge and bathroom. Downstairs offers a characterful bar area with pool table, darts, generous seating and tables, creating a warm setting for memorable evenings. Outside, a large private garden with benches is ideal for relaxed meals, reunions, birthdays and special occasions. Gatherings of up to 25 persons are permitted at this unique property.

The private bar downstairs is what makes this property an ideal venue for a Scottish gathering. The original Tavern has been thoughtfully retained as a private social space, full of Scottish pub character and charm. With a traditional bar area, pool table, dart board, generous seating and plenty of tables, it is an exceptional setting for relaxed evenings, milestone birthdays, family reunions and memorable get-togethers.

<b>Outdoor Garden Space</b>
The large private outdoor space is ideal for enjoying time together in the fresh air. With multiple benches, open space and a relaxed garden setting, it is perfect for long lunches, morning coffees, evening conversations and special occasions with family and friends. It gives guests plenty of room to spread out while still feeling private and exclusive.

<b>Storage & Utility Room</b>
The former commercial kitchen has been thoughtfully repurposed into a spacious storage and utility room, giving guests a practical area to keep luggage, coats, prams, outdoor items and celebration essentials neatly tucked away. The space also includes a washing machine and tumble dryer, adding extra convenience for longer stays, families and groups. Please note this area is for storage and laundry use only, and is not advertised as a working kitchen.

<b>Guest numbers and overnight stays</b>
The upstairs accommodation comfortably hosts up to 8 overnight guests. During the day and evening, you're welcome to have up to 25 people at the property in total, including those staying overnight. To meet council licensing requirements, any additional visitors simply need to leave by 11pm. Details about garden access and quiet hours are included separately below.

<b>Quiet hours and garden use</b>
We're located in a friendly and welcoming community and, although this is a holiday destination, it's also home to our neighbours. We kindly ask that you respect their privacy and right to a peaceful evening.
Please keep noise to a minimum between 11pm and 7am. To help avoid disturbing nearby residents, we also ask that the garden is not used for socialising after 10pm.

<b>Smoking area</b>
You're very welcome to smoke in the designated area in the outside garden. We kindly ask that smoking does not take place anywhere indoors, at any time, so the property remains fresh and comfortable for everyone. If indoor smoking is detected, an additional fee may apply to cover specialist cleaning and deodorising. We don't want to charge this fine and it makes for a very expensive cigarette!

<b>Security deposit</b>
A 300 GBP security deposit hold is required for your stay and, provided no serious damage is identified, it will be released on the same day as check-out.
