A wonderful 4 bedroomed home ideally situated in Edinburgh's West End. A stone's throw to Princes Street and about a 10 minute walk to the affluent Stockbridge area.

The accommodation comprises:

A spacious, fully equipped kitchen with seating for 10 guests leads into a beautiful bright living room/ conservatory with bi-folding glass doors which look directly onto Edinburgh's gorgeous Dean Village. There is an additional formal dining table within the living room, seating up to 8 guests.

Four king-sized, en-suite bedrooms, each with zip-link beds so can be set up as twins if requested. Each of the four bedrooms has an en-suite bathroom, as does the study which sleeps an additional two guests on the sofa-bed.

All the furnishings and finishes are brand new and immaculate.

Access to the apartment is down one flight of stairs and there is an additional flight of stairs within the property so unfortunately it is not suitable for those with mobility difficulty.

Whilst we welcome younger guests, we require that the lead guest (whom must check in at the property and be present for the duration) is aged 30 years or older.
Late/Early Check in/out charges will apply should the guest want these add ons.

We reserve the right to vet all guests.

We require the names and ages of all guests
This apartment is not suitable for stag parties, hen parties or young single sex groups or parties.

Payment
The initial booking deposit payment can be made by Credit or Debit Card. The remaining balance can be made by Credit or Debit Card, or Bank Transfer. Please note that we request all bookings valuing over £3,500 be paid via bank transfer.
Bank Transfer - no charge for UK transactions. Non UK - please ensure any bank transfer fees at your end are added to the invoice amount plus bank fees.

To reserve the apartment, a total non-refundable booking deposit of 35% is due upon booking, with the balance 42 days before arrival. If the booking is made within 6 weeks of the arrival date, the balance is due immediately.
After payment of the 10% initial instalment via edlets.com,
25% of the remaining balance is due directly to your property host.

In order to confirm your stay, a deposit of 35% of the full payment (or full payment if booking within 42 days of arrival date) as shown on the confirmation invoice must be paid to us at the time of booking.
This deposit is not refundable in the event of your cancellation or failure to pay on time as set out in our terms and conditions.
The balance of the cost of your stay (the amount shown on the confirmation invoice less the deposit) must be received by us not less than 42 days prior to arrival (or at the time of booking if this date has passed). This date will be shown on the confirmation invoice. If you have not paid in full and on time we reserve the right to treat your booking as cancelled by you. In this case the cancellation charges set out in section 11 below will be payable.
A damage deposit of £250 is due 7 days prior to your stay and will be fully refunded, pending no damage or deductions, 7 days after your departure.
