Helpful information for Edinburgh property owners who wish to start letting their accommodation on a short term basis.


A guide for landlords.


Mortgage
If you have a mortgage you may need to obtain your lenders consent prior to letting.

 

Insurance
You should ensure that your building & contents are covered whilst you use the property for holiday letting.

 

Telephone
If you do not wish to provide your guests with a telephone line, you should arrange temporary disconnection or ask you service provider to change your line to incoming calls only.

Inventory
We recommend you take a detailed inventory prior to letting & check the contents of your propery at the end of the letting period to avoid disputes.

Consumer Protection
Please check your furniture complies with The Furniture and Furnishing (Fire) (Safety) Regulations 1988 (amended 1989 and 1993).
These regulations are to make sure that your property & it's contents meet minimum fire standards.


Health & Safety

  • Gas appliance
    All gas appliances must comply with "Gas safety (installation and use) Regulations 1994".
    They must be checked for safety at intervals of not more than 12 months by a CORGI registered engineer.
    All records must be kept & action must be taken to all defects.

  • Electricity
    All electrics must comply with BS and EC standards and should be checked annually.

  • Fire fighting equipment
    We recommend installing a fire extinguisher and fire blanket on each floor, plus smoke alarms in all rooms.

  • General
    All gas, plumbing, waste, central heating and water systems should be in sound condition.


Cleaning and organising
At the start of each let the property should be clean & tidy, all stored equipment should be organised.
Common areas should be neat and free of clutter.

 

Towels and bed linen
Most holiday accommodation hosts will provide towels and bed linen and guest will expect it, for longer stays it's advisable to provide a change of linen.

Mail
If you are moving out of the accommodation in order to let it temporariliy, we recommend you ask Royal Mail to have your mail redirected.

Personal items
All personal items or valuable possessions should be stored, or left in the property at your own risk.
